"When we purchased our home in 2017, there was already a crack across the top 2 segments of the driveway where that area had sunk quite a bit. Besides the cosmetic issue, we felt this subsidence was also a tripping hazard. After researching online and using Angi, I found GROUNDWORKS (formerly FSS: Foundation Support Specialists) who came out to give an estimate. Ricardo showed up on time with advanced warning of his ETA. He was thorough and left me with a color-coded bid. Some of the driveway and sidewalk leading to the front door were going to be lifted, and some parts stabilized using the foam injection method. Even though I received bids from 2 other companies, I chose GROUNDWORKS for their 5-year warranty and mid-level pricing. All companies were 4.5 stars or higher on both Google and Angi. On the job day, they arrived on time. The job was completed in about 2 hours. I am very happy with the results."

"I was redoing part of my outdoor patio, requiring cement install at the foundation. I was impressed with the waterproof product used, which will bond better to our existing patio cement, and was reasonably priced. Willie was helpful in responsive, the work was great. My only complaint was that we got mixed up in email correspondence, which Willie said was driven by so many people communicating with them including photos. That makes sense, I hope they figure that out. But really great quality service and result."

"The basement king was a pleasure to work with. His knowledge is unmatched in the Texas area for sure. I received multiple quotes and talked to multiple companies and he was the best. He's passionate about his work and the manner in which it's done. If he says something, it happens. An added benefit was their cleanliness. Usually a job site of this size and complexity is a mess, but not with the basement kings. 10/10!"

"The project was awarded on Feb. 27, 2018 and was not completed until Apr. 27. The delays were caused by bad weather and the owner's medical problems. There were times when I thought the owner had disappeared as he would not respond to calls or text messages, then all of a sudden some workers would show up. It was necessary to adjust the scope as the work moved forward. This caused communication problems with the workers as the owner was absent most of the time. If I had not been on site for most of the work I'm sure it would not have been an acceptable job. I feel that the circumstances caused by the owner's medical issues were unavoidable. Therefore I cannot fault the owner. I think once the gutters are installed on the house and tied into the drainage system, my problem should be solved. This will prove whether the system will work or not. I will write another review when the system can be tested with gutters installed."

"The quality of work is good, but they took a drawer of mine they were supposed to repair, but are refusing to return it. This has been going on for months now, and I have texts saying they do have it. They are not answering my calls, or replying my texts anymore."

"Kody was very professional, friendly, informative and prompt. His crew was on time and finished the foundation repair in two days. They came early and worked hard all day. We had the back half of our slab repaired with piers. The price was extremely reasonable. I had quite a few cracks in my fireplace and outside bricks which increased after the slab work was done. Kody told us he would calk the cracks. I have called and left messages and have gotten put off 3 times. Now I do not get any communication at all. He doesn't answer his phone or return my messages or texts. Very disappointing customer service and end to what began as a good experience. Would not recommend this company at all now."

"Ybarra Professional Builders did 2 big plumbing projects on my house and property. Not only did they install a brand-new main water line to replace the old leaking galvanized steel pipe, but they also re-piped my house's plumbing as it was also made from that same rusting out galvanized steel. I also had some other major work done by them at the same time (tree removal and sprinkler repair) but since Home Advisor asked for a specific type of project for this review, I will only review the plumbing projects. Vlad was the project manager for all of these projects. He coordinated all of the sub-contractors' work and got the projects done in a timely manner. There were none of the time issues that I had heard about with other contractors, such as waiting weeks between one phase of a project to get the next one started-after one phase was done, the next phase would begin with no more than a day or two in between. He was very pleasant and very patient with my many questions and concerns and kept me up-to-date with what was happening. The project that I most dreaded, the house plumbing re-piping, was not as bad as I thought it would be, to my great relief. All of the people who I dealt with at Ybarra were pleasant and professional, from the sub-contractors to the office staff. I think the quality of the work performed was very good. In the additional clean-up phase, the holes in the drywall where the plumbing had been re-piped were patched and painted, and the concrete where the driveway had to be cut to replace the main water line was re-poured. This portion of the project was available as an additional cost, but the workmanship was very good. I had heard and read many horror stories about dealing with contractors so working with this group was a pleasant surprise. Thank you, Vlad."

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Houston, TX

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
