"J.D. and Joey installed a gas line so that I could use natural gas to run my new portable generator. They also installed the natural gas conversion kit (regulator, etc) to the generator. They made sure the generator worked smoothly after the conversion kit was installed. They were highly professional, courteous and reliable. I am 75 years old and know top quality when I experience it - these guys are the BEST!"

"The work in the bathroom looks great; just on the pricey side compared to other plumber inputs. We also got a backed-up line in the plumbing the night before and asked them to clear it. We thought that they would cut us a slight break to run the snake since they were already here, but they asked for full price of $200; which is already approximately $50 more than other local plumbing companies."

"I contacted East Bay Plumbing to find out the cost to replace a broken PVC toilet flange. The gentleman said the cost to replace the flange and re-install the toilet would be $175.00.  I asked when they could come by to do the work, he replied they could be by in about an hour.  They arrived around 40 minutes later and completed the work in in less than 60 minutes. They made quick work of replacing the broken flange and installed the new one so it would not break as the previous one did. Then installed a new toilet I had purchased; insured it was setup and level, replaced the water supply line, adjusted the flush valve, and checked for leaks.  Outstanding service and very polite and professional gentlemen. I would recommend East Bay Plumbing to anyone and will use them again when the need arises <br /> <br />"

"I strongly suggest you agree to a price for the entire job and not pay by the hour. The original estimate was 6-8 hours of work and I was told it would be cheaper than paying for an entire job which would be priced higher. The actual time turned out to be over 22 hours and cost much more than estimated or expected. There were some unexpected issues that took extra time, but not an additional 10-15 hours over the estimate. In addition, they charge for travel time outside Pensacola which was not explained to me ahead of time. They made mistakes and refused to accept responsibility, and I paid for the time to correct them. They also left handprints on the walls that we cleaned up."

"I had a pipe burst in my house a few weeks ago. Will came and gave me an estimate and knew what the problem was. When. He fixed it as soon as we scheduled and was done quick and efficient. A week later my hot water heater finally gave out and Will was there same day I called and installed a brand new one. I couldn’t have asked for a better plumber. On top of all that he beat competitors prices. I highly recommend Will and Coker Plumbing. I will be referring him to anyone that needs a plumber. Thank you for your excellent work."

"Our neighborhood had been hit by a hailstorm a few years ago and most roofs were damaged and needed to be replaced. It was a boon for the roofers as these were insurance claims. Many roofers padded their estimates and passed along some of the extra money to offer freebies to the home owners. Neligan was recommended to us by another homeowner in the neighborhood who had used them and was very happy with the work. We had already received estimates from other roofers, who had the intention of offering incentives to us. Neligan did not do that. They gave us an honest quote for the roof repair. They did a great job, kept us abreast of what was to happen, and were professional throughout. They did not put a lien on our property like other roofers do, which we appreciated. We were very happy with the work they did, and had them later replace the roof of one of our rental properties. That went well also. There were some issues with the skylights leaking after that job but they came and fixed it promptly and there have been no issues since. They also fixed the roof of another rental we had, solving a problem that had existed for years. Finally, when the parish hall of our church needed a roof replacement, we recommended them to our pastor, and they did the work on that roof. There have been no issues with that work either. When it comes time to replace the roof of our other rental property, we will use them again. They are honest (which is hard with roofers), professional, and they back their work."

FAQs for plumbing installation for a remodel or addition projects in Pensacola, FL

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
