"The first time we hired Armando and his team was to paint the inside of our house. They were always punctual, dependable, kind and very professional. They did an outstanding job on the details and worked with me on all my requests without any hesitation! We again called them to paint our stair railing, which was a challenge! And, again they did a phenomenal job - it looks so good. In this project, they had to sand the railing and paint using a sprayer. Needless to say, we were not looking forward to having all that dust and overspray all over the house. Armando and his team managed to excellently secure that whole area with plastic to prevent the rest of the house being in a mess - there was absolutely no mess! Then again, we called Armando to repair/replace some outside siding where squirrels had been chewing. He covered the siding with metal so squirrels will be brought to a halt, hopefully! Those entire areas look fantastic! We truly will not call another painter to do our projects! He and his team is all you’d ever want or need!"

"This company was as professional as the come, laying out all expectations on the front end regarding cost/time and not deviating from it. No delays. No hidden costs. The quality of the work impressed me with their superior straight lines and attention to detail. They were great to work with! I for one will be using them as my go-to painters in the future."

"The finished product was beautiful! It was done very professionally. Mike has lots of experience installing and renovating, especially in renovating bathrooms and showers. My only advice would be for the client to 1) FIRST, get a sample of the tile you want to use for your shower stall. Bring it into your bathroom and make sure it looks in THAT light the way you want it to. (At the store, the lighting can make the colors of tiles appear a bit different than they will look in your bathroom at home.) 2) Assume that renovating a bathroom and/or shower will be a major renovation! Remove virtually EVERYTHING from the room and the adjacent room(s), and what is too huge to move, cover with plastic or cloth drop cloths. Renovations, no matter how "limited" are big, often complex, usually messy/dusty jobs and it is up to the client to clear away as much furniture, clothing, art objects, etc. for the workmen as possible and to cover and protect floors, carpets, etc. Also, leave a nice, open, clear path for the workmen in your house and with access to your garage. They work quickly. They don't have time to do a lot of moving of things...that is up to you. Agree upon what is YOUR responsibility and what is theirs beforehand. The workmen are honest, prompt and professional. The results will be terrific. I also recommend using the reasonably priced "Floor and Decor" for your renovations. Again, just make sure you take home a couple of samples of tiles and/or flooring so you can see how they look in YOUR home with YOUR lighting! Mike Thompson gave me a great price on excellent work. I highly recommend Mike Thompson and "Bath Time Renovations". He is a very experienced professional."

"We have used Southern Painting on various occasions over the last 20 years and would never consider using any other company - they specialize in residential painting and only use high-quality paint. When we moved to an existing home in McKinney, we planned everything with Christian and he walked us through everything and was great in his communication with us, before-during-after the job. William was the crew Supervisor and he and his crew painted the outside of our 1.5 story home. Additionally, they cleaned, sanded, primed, and painted the 350-foot wrought iron fence around our property. They were prompt, meticulous, providing detailed workmanship. I was home the entire 2-days, and they worked tirelessly in making sure everything was done with excellence. I always wait a few weeks before writing a review, and we are not surprised with the continued expertise and pleasure of working with Southern Painting. Be sure to ask for Christian, and William and his crew ... WELL DONE!"

"Had Certa Pro paint the exterior of our house. They had painted our fences last year and we were pleased with how that project went as we had lots of shrubs and plants that needed protection including a blue bird house that was occupied during the project! The exterior house painting went just as smooth. The team of Krista, Karla, and Gio (team leader) were great to work with."

"My home was just destroyed after a major fire. I was so worried it would never be able to be fixed. Power Builders came in to my home, they were so amazing. They walked through the house with me and explained the damages and the repairs needed. Everyday they were there working and making magic happen to my home. The materials were great quality and the workmanship that they did reflects the experience and eye for details. The house has been repaired and I swear it is more beautiful than it was when I bought it."

"We hired him to do a variety of tasks around the house, including changing out all light switches and plugs from the older 80s cream color to pure white. One circuit was done incorrectly, and also a ceiling fan that was supposed to be installed with an extension arm was installed without the arm. We asked him to come back out to correct the work that was done incorrectly, and his response was just to say that the wiring was NOT wrong and to never call him again. We’ve lived in this house 20 years I know what switches are supposed to control what, and after their work some lights weren’t working at all, and one light wasn’t tied to any switch and couldn’t be turned off. YOU CAN’T CREATE WORK FOR YOURSELF BY DOING IT WRONG THEN CHARGING TO COME BACK OUT TO FIX IT!! That’s getting paid twice for the same work. Own your mistakes and correct what was done wrong, but he said “never call again”. Rude and unprofessional."

FAQs for deck, fence, patio or porch clean and seal projects in Plano, TX

You should clean your deck before sealing it. Cleaning before refinishing is critical. If you don’t remove dirt and debris, you'll trap moisture in the wood, which prevents the new sealer from working correctly and can lead to costly repairs. Whether you need to sand, power wash, or sandblast depends on your deck's condition.

Sealing and staining your deck are essential maintenance methods that protect and beautify your outdoor space. Stain adds rich color and guards against fading, while sealant fortifies the wood against moisture and weather damage. Wood type, climate, deck age, and the degree of existing damage determine whether your deck benefits from one or both treatments. Using both options extends your deck’s durability and enhances its overall appearance.

Power washing and sealing your deck costs $500 to $1,700. This process combines the removal of stubborn dirt and debris with a protective seal that preserves the wood’s integrity. Effective cleaning eliminates harmful buildup, and a proper seal prevents moisture damage and wood decay, ensuring long-term durability and reducing future repair expenses.

Your deck must be sealed every one to three years to maintain its strength and appearance. Regular sealing is essential to protect the wood against moisture, mold, and harmful UV rays. A consistent sealing schedule prevents rapid deterioration and costly repairs. Inspections should be performed annually to determine if the protective layer remains intact, extending the life of your deck.

Leaving your deck untreated compromises its structural integrity and safety. An unprotected deck rots quickly due to moisture and environmental exposure, which means that neglecting sealing results in rapid decay and expensive replacement costs of $4,125 to $11,650. Sealing your deck is essential for maintaining its durability and protecting your home.

The sealant on your deck dries within a few hours and reaches full cure within 72 hours before regular use. It is essential to wait until the complete curing period to ensure the protective layer fully sets and resists weather and foot traffic. Proper drying guarantees that your deck is fully protected against moisture and environmental damage, ensuring lasting quality.
