"Several months ago, I noticed that doors in my house were no longer closing and latching. Specifically, my front door no longer locked completely. Once I got it fully locked I could no longer open my front door anymore, so I knew I had foundation issues. I called Bay Area Underpinning to come look at my foundation and do some measurements. We discovered that my front living room was sinking approximately one and a half to 2 inches. The crew, Lance Sladek, Jake Hall, and Eddie Shaw, crawled under my house and dug 30 to 40 foot holes in the ground to install piers that would lift my foundation. These gentlemen worked in very cramped dirty conditions in 90-100° weather. I was extremely happy with their work and their dedication to doing the job correctly. My after the foundation lift, my front door as well as several other doors in my home were able to close and latch again."

"Project kickoff began with an evaluation and a quote from a Ned Clyde engineer. After accepting the offer, we waited for 3 months to begin work due to high demand for their services. Project work spanned about four weeks, with some downtime due to weather. Aside from the main work of returning the floor and walls to original positions, the french drain along the foundation was remade with modern material. This work required a permit from the city of Martinez that required adding an earthquake shutoff valve for the natural gas service and a check for smoke and carbon monoxide detectors matching current codes. The cost of these upgrades were outside of the feeds paid to Ned Clyde, but they are sensible requirements that would have been done eventually anyway. Overall, the Ned Clyde folks are experts who did exactly what they promised with no required feedback. Costs were in line with other quotes, but I got the sense that I got a great bargain in value provided."

"25 years at this house and in wet winters we would have a damp smell coming up from the crawlspace. Rats were out of control too. We had sump pumps all around the house. Always cleaning or replacing or re-setting GFI outlets. I did it all myself. Finally I called his company to replace some sump pumps. Estimator came out and said they don't do that. They encapsulate the crawlspace. I said what about the pumps? He said it won't matter any more. I went for it. <br /> They just left and couldn't wait to get underneath and look. I am very pleased with the workmanship. If you look at the photos (hey angie can I post photos?), they fastened this 20mil reinforced plastic sheeting to the sides of the foundation using rivets. Not a bit of dirt or debris to be seen. The crew was very professional. Very polite, lots of drop clothes to protect the floors. Their workmanship was very good. If they were my crew, I would be very pleased. <br /> Just a word of caution - not a deal breaker but...the first day required a lot of dirt work. Invariably the house became dusty. I would have put painters tarp over couches and other soft surfaces. Second, don't be surprised to have some smell of epoxy - the material they use to glue the sheets together. It goes away in a day. It's part of the install which makes me happy they use it. So far I'm very happy with the job. <br /> <br /> <br />"

"Mike from BA Morrison came out and gave me an estimate for the work to be done.  After having been told by another company that a high-efficiency furnace wouldn't fit under the small crawlspace under my house, I had told Mike on the phone that my house might be "challenging", to which he replied, "Challenges are fun!"   When he came, he scoped out the house and layout and made some sketches, and the plan for the entire system seemed to just come together in his head.   The official bid he prepared for me was a lower price for a better system than the other bid I'd received, so I scheduled the work.  In the time span between receiving the bid and actually getting the work done, I had a few questions here and there, and my phone calls were always returned promptly. <br /> The guys came out and did the work in three days.   They were punctual to the minute,  friendly, respectful, focused, and they worked clean!  There is always some dust that is going to fly when construction is happening in the house, but they cleaned up after themselves as much as possible and never left any piles of debris.  The work went exactly as planned, there were no unforeseen mistakes or surprised (that I know of, anyway), and they finished exactly on schedule.  Inspection went off without a hitch. The quality of the work seems very good.  Even though it's late April, I've cranked the heat on my new high-efficiency furnace a few times just for fun. <br /> In conclusion, I am impressed with the quality of work and customer service received, and I would recommend BA Morrison wholeheartedly. <br /> <br />"

"We were incredibly pleased with Mulhall's performance.  We found Mulhall to have professional and dedicated staff, clear and transparent accounting, and most importantly, exceptional quality work.  Communication was direct and appropriate as issues arose and was always accompanied by options as to how to solve the problem.  They were very collaborative highlighting concerns and laying out solutions as we worked through the inevitable decisions that crop up.  We worked with Ronan Agnew primarily and Fiona in the main office for finances.  We had complete trust in them both and all the sub-contractors brought on for individual projects.  Tile, cabinets, wood floors, heating duct work, electrical; everyone was an expert in their field.  We would not hesitate to recommend this company or use their services again. They made what can be a complicated and arduous process simple and easy and we are thrilled with the end product."

"We wanted a solar structure built detached from our home to accommodate 24 solar panels.  The design requirements went beyond a normal scope.  The steel supports were very tall and over 600 lbs each.  They had to be "planted," encased in rebar, into 10' deep holes.  To me, daunting, to Ben, no problem.  That went very well.  And then the 6" x 12" wood beams had to be positioned at the tops of these steel supports 15' high.  Again, no problem.  From there, the roof went on and the structure went up quickly with great attention to every design detail.  Ben and his capable crew were very punctual, professional, and we are extremely impressed with the project.  Ben is my contractor and I will call him for any home improvement that comes up.  Excellent work from an A+ contractor.  "

FAQs for foundation, basement or crawlspace waterproofing / encapsulation projects in Pleasant Hill, CA

The most affordable way to waterproof your basement is with interior methods like waterproof paint, costing between $1 and $8 per square foot, or silicate concrete sealers priced at $4 to $6 per square foot. However, these solutions are only suitable for certain issues. If your basement moisture is due to more serious problems like a cracked foundation, you'll need more extensive (and costly) repairs.

Absolutely! Waterproofing your basement is a smart investment that can increase your home's value. By keeping your basement dry and free of moisture problems, you protect your home's structural integrity and make it more appealing to potential buyers. Plus, taking proactive measures now can prevent costly water damage repairs down the line.

The time required to waterproof a basement depends on the selected method. Some approaches to interior waterproofing, like paint or sealant, can be completed within a day. Installing new drains or weeping tiles will need at least two to three days of labor. Any forms of exterior waterproofing that require you to excavate land will require an additional three days of work to prepare the ground.

Yes, basement waterproofing can significantly increase your home's value. A dry, leak-free basement is a strong selling point for potential buyers, enhancing your property's desirability and market price. Investing in professional waterproofing not only protects your home's structural integrity but also ensures a healthier living environment by preventing mold and mildew growth.

Waterproofing both the interior and exterior of your basement offers the best protection against moisture. Exterior waterproofing stops water from penetrating your foundation, while interior methods manage any moisture that does enter. If you must choose one, exterior waterproofing is generally more effective, as it prevents water from reaching your home's interior in the first place.
