"I was out of town during Hurricane Irene. When the electricity went out our sump pump stopped working and we had flooding in the basement. After calling a company to tear up the carpet and get the basement dry and with another storm coming, I called Dave's Quality Plumbing to check out our sump pump and repair/replace it. Dave called me back the same day, looked at the sump pump and replaced a broken one for me, which was important because there was another big storm coming the same week. As I have used Dave before for our plumbing needs, I trusted his judgement completely. This was done the day after I called him. Quick service considering alot of people were having plumbing/flooding problems. I also called Dave's Quality Plumbing for more work the following week. We will always call him first for our needs. Dave's Quality Plumbing is the best! <br />"

"Mark Quinlin replaced my Rinnai tankless water heater after trying to repair the old one. He was very thorough and professional. I felt that he worked hard to make the whole process as painless as possible even though there were unavoidable delays in receiving parts. His pricing was extremely fair. I highly recommend him and will be using his services in the future."

"The C ratings are explained herein. The installation was well done with the exception of the mounting of the bracket that holds the filter assembly to the wall. Improper anchors were used for a concrete basement wall. These failed over the first year or so due to the pressure that must be exerted in removed the filter housing. The company returned upon request and corrected this issue. The only other issue was that the installer upon completing the work just picked up and left without providing any explanation. After being contacted, a company representative returned and gave an explanation of operation of the system and an apology."

"I had a 50-year-old house with a cinderblock basement wall that had water slowly coming through. I researched the various firms that did waterproofing and had three highly rated firms come out for an estimate. The first contractor didn’t even bring a flashlight and just looked around and said to keep an eye on it. The second gentlemen did provide detailed estimate and carefully explained the problem. Randy, the owner, from Chamberlin Washington provided a similar diagnosis and estimate. His estimate was not only a little less expensive but he looked at the entire house and found other things that could use some maintenance. This is what I liked about Randy – he looked at the whole house and discovered several smaller things that should be fixed to avoid issues down the road. These were all things I knew about already but I’m glad someone took the time to examine the entire house and not just the one issue I was having. We had then not only waterproof the outside wall but also fill the expansion joints in our patio and seal one basement window as well as re-point some mortar joints in the brink chimney. When the crew came they went to work. They also did an admirable job protecting our plants. An old section of of a 6' high stockade fence had to be removed and I bough a new section and the crew was happy to put that up. When they water tested the wall they found a small leak. They re-did the sealant and that did the trick. Randy came out and supervised critical parts of the job. He was great to work with and happily fixed a few small things at the end. Randy really cares about doing the job right. I am 100% pleased with the work they did. I watched over much of the repair and everything was done correct and by the book. Overall I can't say enough about how pleased I was with Chamberlin-Washington and their work. I would not hesitate to recommend them to anyone."

FAQs for plumbing installation for a remodel or addition projects in Queen Anne, MD

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
