Rob (aka Fred Robbins) is the owner/operator of XXLL INC. and SMART ROOF MANAGEMENT. I have been on the roofs since 1969 starting in Cleveland, Ohio where they actually have Weather! I moved to SoCal in 1986 and worked briefly for several well-known and very successful roofing companies until I established my own business in the 90's. After retiring (well, semi-retiring) around 2004 I got bored and decided to get back into it a few years later and XXLL Inc. was born. XXLL Inc. (aka SMART ROOF MANAGEMENT) is a Commercial, Industrial, Apartment, and Institutional Contractor focusing on Property Services with an emphasis on Roofing. We manage many Commercial Properties' roof systems including repair, maintenance, and complete replacement with hot built-up systems, coatings, and reinforced cold app systems for all types of roofs.

"Poor quality and even worse service. I like to support small businesses but I also expect people to live up to commitments. Not just switch and bait. Simply stated, the roof leaked after their work so they did not do their job. Worse yet it took a lot of attempts to even get them to return the calls, despite so called guarantee. Once they have your money they lose motivation to provide service, which is a shame. If you have money and time to burn then these are the folks for you. If you value your time and money, choose someone else."

It was a fairly large project and his crew did excellent work which has been proven by the absence of leaks even with the huge amount rain we had last year (knocking on wood here). Recently I wanted to add some small changes to the roof. They were so small I had some concern that I could get them to come back given the years that had passed in between. But within a week, Dave had his crew over and by noon the project was completed. I can’t say enough about their service, expertise and performance."
