I appreciate hearing specific ideas when there’s a problem, so we chose to work with NMTI. Sure enough, underneath the shingles on that section of roof, there was some water damaged and warped plywood. The NMTI team addressed that and re-flashed some skylights at the same time. "I first called another roofer who never came inside to look at the stains or went up on the roof. That roofer said by visual inspection he could tell I did not need a new roof and his company only dealt with replacements. But, he hazarded a guess at what was wrong and said if anyone actually went up on the roof, it would cost around $800. I then called Farina who scheduled an estimate; they arrived on schedule. The gentleman came inside and took pictures of the stains. I received an estimate about a week later and was asked to agree to it or not by email. I agreed and about another week passed and they showed up at my house to do the work, again going inside first to look at where the stains were. The actual work took less than an hour-so far, so good. Assuming that the leak is fixed, the only thing that could have been better was if I was told beforehand when they would do the work, instead of their just showing up. Luckily, I was home."

Required replacing two sheets of plywood, ice and water barrier, shingles, removal and reinstall of the vinyl and fascia. Tar Star was upfront with their suspicions and analysed the situation correctly. As it turned out later, they were correct with their predictions. The root cause was improperly installed shingles in one section of the roof, which were cut too short, which caused the water and ice accumulating under, eventually making its way to the board and rotting it out. The job took one day overall, split up in two parts, Sunday and Monday. I provided part of the material (shingles). The actual cost was in the estimated range.
