"Patrick was exceptionally thorough and professional.  Home was built in 1938 and had all the anomalies of a home that age; oiled cloth wiring, multiple non-grounded outlets, cast iron waste pipes, settlement cracks, radon, moisture in basement, etc.  Patrick spotted them all and provided copious photos and notes for documentation.  Even items which could not be inspected he made suggestions for investigating such as scoping the sewer line to the street.  <br /> He is more expensive than most inspectors, but easily saved me thousands by providing plenty of ammunition to reduce the offer on the home to compensate for needed repairs, plus providing the peace of mind that the home was well inspected.  Inspection was a full 6 hours for a 2300SF home, and could have been done about an hour less, but Patrick educates you as he notices things. So if you already feel educated, you may find it too long, but if you want or need the information, he will provide it.  He also gave excellent instructions in the report regarding items such as how to switch over from heating to cooling with the furnace and humidifier. <br /> Worth every penny.    <br />"

"David Richardson from Milestone inspected our home, not in anticipation of selling our home, but because we wanted some assurance that we were keeping up with needed maintenance.  We felt that David did a thorough job and provided us a comprehensive report in a timely manner that has been useful to us as we move forward with repairs and renovations. <br />"

"Initially, Protech set up our radon mitigation system well. However, after having the system for nearly 5 years, we noticed the fan was making a lot of noise. I called Protech twice to report this and both times they assured me that there was likely just ice in the fan and we shouldn't worry about it and the problem will likely resolve itself. Sure enough the fan system failed. However, by the time it actually failed, we were no longer covered by the five-year warranty (we were covered when I initially called). When I called and told them about this, Protech would not honor the original warranty and it cost us nearly $400 to replace the fan."

"This is the second time I have had to hire Kevin & Corey to inspect a home for me in the last two months.  The first time they saved me from purchasing a money pit!  This time they were able to reassure me that the property I was purchasing was a good home for me.  I am a single woman with limited DIY skills, no electrical or plumbing projects for this girl. <br /> Kevin and Corey said they would begin at one corner of the house and end at the same corner.  After they looked around and went on top of the house, they brought me over and literally touched one corner and began walking me around discussing things they saw, positive or negative.  They pointed out everything that I would need to know about the property including the items that would need regular maintenance, explaining the process of that maintenance.  They showed me areas of the brick that had been 'tuck pointed' in a sloppy manner explaining that while done, could be better and more attractive.  The looked in, on, behind, around, under, over, pretty much everywhere and brought me along to see and explained until I understood what they were talking about.   <br /> Both Kevin and Corey took the time to answer my questions and make sure that I was educated on the house itself and the care and maintenance of the items inside the house.  (Furnace, water heater, electrical panel, jetted tub, garage electrical panel, chimney, AC, etc.) <br /> These guys are the <strong>ONLY</strong> inspectors I would ever hire in the future and have already recommended them to anyone I know who's currently in the market.  The price was fantastic and the value was unsurpassed. <br />"

FAQs for radon gas abatement projects in Saline, MI

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
