"Excellence, Exceptional and Exceeds. Those three words describe my experience with Homevantage. I recently contracted with Michael McArthur and his Homevantage team to build a screened-in back patio from just a small concrete slab. I showed Michael pictures of what I had in mind without even seeing anything like it in person and boy did it pay off, my vision was brought to life. The craftsmanship was excellent, the customer service from beginning to end was exceptional and the end product exceeded my expectations. I am very happy and have received so many compliments on how beautiful my new addition is from everyone who has seen the completed project. It was an overall great experience and I would highly recommend using this company for any type of residential remodeling you are seeking because without a doubt I am very glad that I did. Thank you Michael, Pamela, Tyler and the rest of the team for all the great work on this project."

"The contractor contacted us through Angi's List and represented himself as honest, reliable, and communicative. We explained upfront that we had recently experienced serious issues with a broker and movers and were specifically seeking a professional contractor to avoid further problems. The contractor visited the property to review the scope of work. A second visit occurred with another individual who took measurements and advised on project timing. We entered into a contract with an agreed-upon completion timeframe of approximately 5 6 weeks. Shortly after work began, communication became inconsistent. The contractor represented that materials had been ordered for the project. We later confirmed this was not true. Despite repeated written requests, the contractor failed to provide clear updates, timelines, or proof that materials had been purchased. The contractual completion deadline passed with substantial work incomplete. Workers left the property and removed their tools, creating the appearance that the job had been abandoned. No clear explanation or written plan was provided regarding when or how work would resume. Worker Nonpayment Escalation. We were contacted directly by the contractor's workers, who stated they had not been paid and that a $2,000 check issued to them had bounced. This raised serious concerns about professionalism, reliability, and potential risk to us as homeowners. At no point did the contractor adequately address these concerns in writing. Concerns Regarding Specific Worker (Luis) Luis, who had previously performed electrical work, behaved in an unprofessional manner. We made clear that we do not consent to Luis performing any further work on our property in any capacity. Despite this, the contractor attempted to reassign him to complete the remaining work without our approval. Final Communication and Termination After a continued lack of response, misrepresentations regarding materials, missed deadlines, and worker nonpayment issues, trust was irreparably broken. We issued written notice terminating the contract, revoking access to the property, and requesting an accounting of payments, work completed, and materials purchased. All further communication was requested to be in writing only. Summary The contractor failed to meet contractual obligations, misrepresented material purchases, ignored written communications, and allowed the project to stall. Worker nonpayment and bounced checks created additional risk and instability. Due to these cumulative issues, termination of the contract was necessary and justified. The contractor visited the property twice, took measurements, and we entered into a contract with a 5 6 week completion timeline. Soon after work began, communication became inconsistent. The contractor stated that materials had been ordered; we later confirmed this was not true. Despite multiple written requests, he failed to provide clear updates, timelines, or proof of material purchases. The agreed completion deadline passed with significant work unfinished. Workers left the property and removed their tools, giving the appearance that the job had been abandoned. No clear written plan was provided for resuming or completing the work. Due to misrepresentation regarding materials, lack of written documentation, missed deadlines, repeated payment requests without transparency, worker nonpayment issues, and an overall breakdown of trust, we terminated the contract in writing and revoked access to our property. We are seeking accountability, reimbursement for payments made for incomplete work, and appropriate action to help prevent similar experiences for other homeowners. "

We are a licensed residential general contractor specializing in permitted residential construction. Our design-build team provides in-house design, construction drawings, permit coordination, and full project execution under one contract. We specialize in structural remodeling, home additions, floor plan reconfiguration, whole-house renovations, garage construction, and ADU builds. Our projects typically involve structural work, multiple licensed trades, and city-required permits. From concept and drawings through permits and final construction, we manage the entire process to ensure clear scope, accurate pricing, and professional project management. We focus on larger, permit-required residential projects only and do not perform handyman work, maintenance, or cosmetic-only remodels. If your project requires drawings, permits, and an experienced licensed general contractor, our team is ready to help.

"Marianela was amazing! We hired HBN after a nightmare with another company to finish repairs on damage caused by a pipe bursting. Her crew did excellent work installing flooring, repairing drywall and painting. They were quick and efficient and my house looks amazing. Marianela came by every day they were working to oversee and her foreman Francisco was wonderful! They did high quality work for a fair price. I will definitely be using HBN for other projects in our home in the future."

FAQs for basement remodeling projects in Sandy Springs, GA

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
