"It went great. Tim was able to quickly identify what was happening and by running a snake down the pipe he was able to determine where the end was. Luckily it wasn't under my concrete pad, but it was left 4 feet from the edge of the street with a cap on it. He quickly dug down to the pipe, dug a trench to the street access, and fitted a new section of pipe so it would drain correctly. I would highly recommend his work, and I will be using again for future plumbing needs. <br />"

"Had Affordable Home Remodeling replace several old aluminum windows around our house with modern storm windows. Very knowledgable, and compared to other bids, the price was reasonable. A big plus is they help you with your Oregon energy rebates. Job itself took an extra day due to one supply issues, but not a big deal."

"Derek and his assistant Chad are fabulous. I've never seen people work so hard. They did all of the work above in two days. They prepped day one and then connected all day two so I was only without water day two. My water heater is on a slab and many other plumbers told me I'd be unable to have new pipes to my water heater. Derek figured out a way (found a space between two walls and was able to get the pipes up through that wall). I am thrilled as I really wanted new pipes to the all important water heater. These guys are the best! I don't know the cost as it's built into my remodeling contract. They're worth every penny."

"As a realtor, I recommend Ranieri Plumbing to all of my clients needing plumbing help, as they do great work and are communicative and easy to work with. This project for my home involved installing a branch line from our gas meter, running it through our basement, back out the backside of our foundation and through a trench (that I dug to save $) for a natural gas firepit, as part of a full backyard renovation project. This involved several visits, and they were always quick to respond and make things right. I would highly recommend Ranieri Plumbing for a job like this, as well as any other plumbing project."

"They arrived when they said they would, and did what they said they would.  The plumber advised me that there was about a 20% chance that trying to remove the faucet head could cause problems with the connecting pipe, but said he'd stop if he felt it was not going to work out.  He said I could either ask for an Angies List refund in that event, or proceed at an additional cost of $99 an hour, plus parts.  I took a chance, and he did not encounter any problems.  The entire repair took less than 1/2  hour, and I can now attach a hose to the faucet without water spraying all over the house siding. <br />"

"Sorin was very prompt in responding, he can and looked at the job and gave us confidence he could do the job. He was available when we needed him, came on time, worked clean and professionally. He helped us problem solve when we had purchased the wrong heating mat. The end result was outstanding. The room looks like it was always that way. He is a true craftsman and I wouldn’t hesitate to use him again. I highly recommend Sorin."

FAQs for plumbing installation for a remodel or addition projects in Scappoose, OR

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
