"The structural/electrical/plumbing inspector was fantastic. He spent over 4 hours going through every inch of the home, provided immediate in-person feedback showing significant issues, and followed up <48 hours later (on a holiday weekend) with a 133-page report with pictures, thermal scans, etc. On a lesser note, the radon inspector showed for a few minutes during the structural inspection and set-up measurements in the basement. The report was issued quickly but I found out later that the radon inspector had not taken into consideration the attached (inaccessible) crawlspace that made up 25% of the lower structure. I found out from a radon remediation contractor that the state code required the radon inspector to measure levels on the 1st floor above the crawlspace in cases where the substructure could not be accessed. Overall, the huge amount of time the structural inspector put into the property was worth the A rating. Just watch the radon inspection if you have a strange basement set-up like the house I am purchasing."

"Daniel performed radon testing and did a home inspection for a home we are purchasing. He was easy to contact and always quickly responded to our emails. He was very thorough with the inspection, encouraged us to ask questions, and explained everything he was doing. The day after the inspection, we received a detailed report (with pictures) that listed the discrepancies and suggested repairs. We received the radon test results 2 days later. Daniel was very professional and was great to work with. We highly recommend him for home inspections and would gladly use his services again. <br />"

"<p>it was superb! they easiest, hassle free Radon test in town, with extremely proficient people -- very knowledgeable and very people-friendly! they took their time to explain things on the phone to me before I committed. the test came back within 10 days or so -- via email. which is very convenient. it was very clear as it is, but I like talking through it and get advice. they were instantly available to discuss. they gave me future tips to keep on top of all things Radon related. </p> <p>I have to say that all this comes to be after 3 months of many back and forths with 3 other companies -- none of the other companies could be bothered to schedule a time, and those who did, never showed up.. many times over. I don't know why I was so patient with them and I wish had discovered Environmental Testing & Research Laboratories much sooner.</p> <p>Really highly recommend them!</p> <br />"

"Scheduling the inspection time with Dennis was easy, he was adaptive to our schedule and in turn we were able to adapt to his request to adjust once again. Dennis arrived ahead of schedule and was ready to start upon my wife's arrival to the house. He started on the outside of the house and was very meticulous in his inspection on the outside of the house. He had a telescoping pole with a camera which allowed him to see areas which would normally be too difficult to access. <br /> Once inside Dennis again overly thorough in his inspection. He took very detailed notes and a plethora of photographs for references. He was extremely easy to talk to and he was able to answer all of our questions without any issues. <br /> His report was very detailed and had comments on what needed to be addressed. He also provided a lot of maintenance guides for general upkeep and other suggested maintenance. <br /> <br />"

"I'm a first-time homebuyer, so the whole process is a little intimidating. I knew a home inspection was the first thing done in the process, so I simply went on Yelp and typed in "home inspection". You've probably done the same thing if you're reading this review. I went with the company that had the most 5-star reviews, and Excel Inspections definitely met my expectations. Sabastian was my inspector. I'm not too keen on what an inspector does, or what tools they use, testing methods, etc., but what I do know is that he was in and out in 2 hours (a standard inspection). He started in the garage and monitored everything. He explained to you everything he was looking at and offered his sincere recommendation on whether or not it was "minor" or "major" concern. He made the experience enjoyable, but I also think that was us just being lucky and having a newer home with few issues. I would definitely recommend Excel Inspections. They have a pretty standard pricing model, but the report they generate and the thoroughness of their processes are great."

FAQs for radon gas testing projects in Stafford, VA

Radon is the second leading cause of lung cancer in the U.S. The gas seeps through cracks in foundations and collects in basements and other low areas. Once you breathe it in, radioactive particles lodge in lung tissue and do long-term damage. Because you can’t see or smell radon, the EPA recommends testing your home every two years—and after major renovations—to keep your family safe.

Yes—every home should be tested. The EPA advises doing it at least every two years and any time you remodel, buy, or sell. On average, one in 15 houses nationwide sits above the recommended limit, and the only way to know where yours stands is a formal test. The equipment simply measures gas levels and won’t change your indoor environment, so the process is completely harmless.

Certified radon professionals—often home inspectors or dedicated radon mitigation contractors—handle testing. These radon testing professionals follow EPA protocols and use calibrated instruments to check levels throughout your house. Hiring a certified radon specialist means results you can trust for real estate deals, insurance requirements, and, most importantly, your family’s health.

Inspectors specialize in measuring radon gas levels, while licensed mitigation contractors design and install the systems that remove it. If your test comes back high, your inspector can point you to a qualified mitigation pro who will size and install the right fan, piping, or other equipment to bring levels down.

No—standard home air purifiers don’t touch radon. They’re built to trap dust and pollen, not radioactive gas. If testing shows high levels, you’ll need a dedicated mitigation system that vents the gas from beneath your home to the outdoors. Relying on a room purifier alone won’t keep your indoor air safe.

Opening a few windows in your home might dilute radon for a short time, but the gas seeps back in as soon as they’re closed. For a lasting fix, you’ll need a professional mitigation system—often a sub-slab depressurization fan—that pulls radon from beneath the foundation and safely vents it outside.
