"Angel and his 8-person crew from Apex Roofing completed re-roofing my 4BR colonial in one day! My roof needed a lot of TLC and Apex provided it: fascia board and plywood replacement where needed, new ridge vents, skylights, and more. They even shingled my cat house at no additional charge! Professional, prompt, great communicators, excellent clean-up, fair price. Very highly recommended!"

"They were 1 out of 6 roofing companies that I interviewed. By far the most professional and most honest company I had the privilege to get a quote from. Not only did they supply me with a presentation folder in the initial meeting but samples of shingles right away. I was thoroughly impressed by the proposal. Matt was not pushy and gave me all the information I needed to make the right decision. When it was time for them to do the roof replacement, they were so clean and professional that I couldn't even tell that I had people working on my house. They left everything spotless and a new beautiful roof. I am so pleased and relieved that I choose Loyalty Roofing! Thank you!"

"Dempsey Roofing came out to my house the day after I called with a leak. I greatly appreciate their honesty! They told me my roof is in great shape and thus didn't try to sell me anything, instead told me it may have just been a one time thing due to the wind and the driving rain. They told me to keep an eye on it during our next storm and if I still have water coming in, then they will replace that portion of the roof."

"We are new owners of an antique home and replacing the roof was the first big project on our list. The original 1800 attic of our home required a creative solution to address ventilation as a traditional ridge vent wouldn't work. We spoke with over 8 roofers and Shawn was only one of two that recognized the problem and how to solve it. Not only that, his price was fair and references were excellent. Throughout the process Shawn was great to work with. He was flexible with scheduling -- giving us time to chose the right color and was endlessly patient when we asked him for different samples to test out. He was always fast to respond and when it came time to actually replace the roof his entire team was top notch. The work was fast, professional, on time, on budget, and looks great. A++ for his carpentry team, as well, who did fantastic work. We are so happy to have found Shawn and his team and highly recommend them for any roofing projects, big or small."

"We couldn't have had a better experience. From the initial consultation to the final meeting after the work was complete, every member of the H&R team was professional, respectful, courteous and obviously dedicated to providing the best service possible. In our first meeting, Ray explained the roofing process, the materials, and the qualifications of his crew with enough detail to help us understand what they were proposing to do and why it was needed. He answered our questions about alternative approaches openly with a logical analysis of the pros and cons and without any pressure to accept the recommended plan. After we signed the contract, things moved quickly as H&R secured the necessary permits from the town and set a date for the work to be done. We had one weather-related postponement for only two days and Ray was considerate in the timing of informing us, waiting until it was clear that work could not be done on that day. When the crew arrived as scheduled two days later, we never saw people work so hard and efficiently. The foreman, Mauricio, explained the plan for the day and when afternoon rain did not come as predicted, he extended the planned working time and completed the entire house and shed in a single 12-hour day, even bringing on a few additional workers to do the shed! Clean-up was impeccable and when the driver of the dumpster truck took ill and could not pick up the dumpster the same evening, Rinaldo, the co-owner, came for it himself, apologizing for the late hour (8:30) and determined to spare us the inconvenience of keeping it in our driveway overnight. The finished roof is beautiful and when we noticed that a small section of one of our gutters had been bent in the process, H&R replaced it immediately. We were so pleased by everything about this company, including the reasonable price, that we will call them first when we plan to do other work on the exterior of our house."

FAQs for roofing installation & roof repair projects in Sterling, MA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
