"When we started our plan of remodeling, the first thing we did was the complete roof replacement including kitchen vent & duct pipe installation to the roof, and new installation of attic ventilation. MMP did not only completed it just as agreed but also very efficiently. The crews were friendly, professional, and careful. The jobs were carefully managed and implemented effectively. I was impressed by Matt, who is the manager, and he does an outstanding job in managing the crews and the progress of the situation, and the communication was clear and always to the point. We then moved to initiate a search for a contractor of two bathrooms remodeling after completing the roof and attic vent, MMP was one of the many candidates. Matt has had not only the best idea and proposals but also shown an impressive & professional sense of evaluating the project accurately, including the possible structural modification as well as a competitive estimate of the cost of the build. His proposal included a rebuild of a wall of the bathroom to expand another one adjacent to it. Matt accepted to use my schematic design image (made with a software tool) and a spreadsheet list of the fixtures that I created - as many as fifty items including TOTO, Grohe, American Standard, Panasonic, and IKEA - to start the job (later changed some of them due to local plumbing code compliance) After beginning the bathroom remodel project, Matt shared what jobs will be done with us timely and efficiently via text so that we feel comfortable enough in knowing what is going on while living in the house of dust & noise from remodeling. The crews, Zen and Mark, were very courteous, extensively experienced, reliable, and friendly with excellent communication, sometimes with songs of 80s rock music. They ask me when more precise specifications are needed and notified me when they feel advance notifications are required. When a change is necessary due to inspection, they informed me and clarified what and why. I have never felt uncomfortable in living together with the remodel job which has lasted over four months. The completed two bathrooms were stunning, just as I imagined. Matt, Zen, and Mark have proved their strong & thoughtful expertise and lived up with my request patiently until completion. Great job. A home remodeling project cannot be successful without having a trusted partner, and my experience with MMP has led me to be glad to share my confidence that MMP has a credential to become your reliable partner to manage a construction project together."

"Beautiful sunroom addition, worth the wait. Process was simple. Met with one of their designers, they helped us finalize our vision. They are great at updating you on the process of your sunroom construction and anything else that comes up. Their sunrooms are actual four season sunrooms, unlike other companies. It's not aluminum and cheap, it's custom made to fit our home, and has all the features we want. Took a bit longer than we expected, but it makes sense since they are booked months in advance. The result is worth the wait. They installed it in a day! We couldn't be any happier, highly recommend Brady to anyone looking to add a sunroom to their home!"

"All went well with no problems. Todd McCrohan and his helper were outstanding. Work proceeded every day, rain or shine. Jared, the electrician, was also outstanding. He worked two days from 8:00 am to 8:00 pm to make sure he did not get in the way of the erecting crew and kept their schedule moving along. All workers were neat and tidy, cleaning up and removing all debris. Communication with the office was excellent at all times due to Anna Laycock's thoroughness and patience. <br />This sunroom was the third year-round sunroom that I have had Patio Enclosures install for me. Two for myself and one for my daughter. The above comments can apply to all three installations. My daughter's installation took place in January, 2016. The same crew fought cold, wind, snow and ice and the job was still completed on time! How good is that! <br />Eileen Cheetham"

"This was an up and down project. It naturally took longer than expected due to the pandemic so I wont comment on things out of their control. Initial communication with Sean was great, but after we signed the contract and he got his down payment his communication mostly disappeared. Through the delays in the pandemic, his not communicating was disconcerting. But the biggest screw up from Sean was him telling us he would take care of the permit, only to discover at the last minute he never applied and then we would need a special permit. At this point Sean left us to fend for ourselves with the town boards, which having never done this was disturbing. Other companies will handle this for you so this is a huge negative from CMS. Naturally, with two armature home owners trying to work the system, the special permit was not granted and we had to make a huge shift in plan to fit a smaller plan in place, which added even more time to the project. Finally when the project was ready, Sean handed over the project to his manager Kevin. Kevin was fabulous through (see end comment though) and his construction team was great. Kevin's communication was great. The quality of the work done was top notch over all. The floor framing looks like it will last 100 years or more. I have some concerns about some side quality. Primary was as part of this project we had an old awning on the roof. CMS agreed (needed to) take the awning off and patch the roof. In the beginning I spoke to Kevin about using some extra roofing shingles I had in the shed to replace the ones with the holes. Kevin agreed to using these, but at the end of the project I had to ask them multiple times to fix the holes. They finally did but used the cheapest possible roofing paper to glue over the holes. I told him these would not last long and he just denied that and said they would last as long as the roof. Naturally, they all fell off during the first winter and I'll need to now pay a professional roofer big bucks to do the job right. I'm also very concerned about how they sealed the roof of the sunroom to the wall but time will tell on this one. The final straw for me is at the very end of the job we still had a small punch list of items but Kevin wanted final payments. I did express some concerns to him about paying final payment before the last items were done and he was open to me holding some back. But then I felt like he had been so good to work with to date that I would show a good faith in him and just pay up and I was sure he would follow up. Huge mistake. It took many months of me nagging him over and over and over before he finally sent a guy out to fix the most glaring construction piece. But there are still two items we had agreed they would take care of and now he just ignores my texts and it is clear they intend to never finish the job. So - lesson learned, no matter how nice you think they are, never pay the final installment until you are 100% satisfied with the end result. Hold back a minimum of $1,000, or more if the work value is more than that, as enough of an incentive for them to do their job."

"Three Sons Window and Door is an amazing family-owned company. I have nothing but wonderful things to say about my experience with this business. I had extensive damage to my older home (1900), so much so, that other contractors turned down this project due to it's structural problems and complexities. Three Sons solved every single issues (plumbing, electrical, carpentry, structural, cosmetic) and now my home has never functioned or looked better. Cost of projects was reasonable. Paul Nutile, the general contractor, is brilliant; it is a pleasure to do business with him. The workers were outstanding; I was thrilled with the quality of their work. Susan, and the office staff, were always responsive to my questions and on top of every project. I have total trust in this company and have enthusiastically recommended Three Sons to many friends."

"The Basnett slogan is "We build comfort" and it fits them perfectly. <br /> <br /> We bought our home in 2008 completely in love with it's character (lots of beautiful wood) and attention to detail (kitchen and dining room focus on the pond view rather than their traditional functions.)  When we decided we wanted to finish off the space above the garage and do some other custom work we knew we wanted to stay true to its uniqueness.  We tracked down Jim and essentially said, "We own your house - come back and add on."  <br /> <br /> Jim spent a lot of time patiently planning out the details of the work we wanted done.  With his designer Lynne, they made sure we considered all aspects of the rooms and how we would use them now and in the future. Lynne was essential to the success of the overall plan.  Great pains were taken to ensure doors were placed in the most useful spots and that the rooms would function exactly as we envisioned.  They also made sure we knew all our options which saved us from regretting things in the end (radiant heat for the mudroom floor to dry fast and not be slippery from swimming/skating and an intricant lighting system in our bedroom that creates beautiful ambiance.)  Carol, the interior designer, made fantastic choices (the best is the chocolate brown walls in our bedroom.)  She effortlessly picked lots of colors, flooring, etc. and we have loved all of them. <br /> <br /> Greg, the Project Supervisor, was incredible.  Fantastic at what he does, knows his stuff, and a pleasure to be around.  And with a pregnant woman and her 2yo son home each day while this work went on, Greg had to manage around us, baby gates, and naptimes and he did so with a smile.  Our two year old loved him. With all the questions that come up during work like this, I found myself often saying "Greg, what would you do in your house?" and going with his decisions - he never steered us wrong.  The subcontractors were great and the house was left clean every day.  They were quick to call our attention to the odd fact that the laminate flooring we picked priced out almost as high as real hard wood.  They laid out both options and helped us revise the plan to install the wood floor.  They even took a lot of time to help think through which wall should hold a lightswitch - no detail was too small. <br /> <br /> We had some delays getting started (mostly ones that we ok'd) but with a baby on the way we had a drop dead date to have this project finished.  It was not completed in that time frame.  But they did work feverishly to try and make up lost time (including Saturday's) and offered some cost savings to make it up to us.   <br /> <br /> When you first meet Jim you know that he has high standards.  He certainly delivers.  We often find ourselves, as we live in our new spaces, saying 'we love this' or 'we love that.'  One our favorite end results is that you can't tell what parts of the house are new - it all flows so nicely, as if it's always been this way."

"The buildout process was very forthright and on time. We were informed every step of the way, any and all issues were resolved to our satisfaction. The finished project was amazing, Bill is a very talented guy, we could not be happier for the almost 900 sq ft. he built for us. It included a Media room, gym space and office space. Bill and his team gets our highest recommendation. You won’t be sorry I guarantee that."

"Our 2-story Tudor home had serious structural limitations and structural damage from water and insects. After owning the home for 7 yrs we decided to take down the more stricken side of the house and replace it with a 2.5 story structure and new foundation. The original plans were developed in 2007- 2008 with the help of the architect we selected. The new structure contains 400 sq ft family room and entry hall on 1st floor, master bedroom, walk-in closets and bath room on 2nd floor, and fully-finished new attic space. We also added high-efficiency heat system and electrical in new basement space. We selected Two-Storey Building after extensive comparison of six general contractor/builder bids. We compared 2 builders (both Page of Happiness holders) from Angie's list, 3 were our architect's recommendations, and 1 that we learned about locally. Doug Storey of TSB provided the most detailed bid, and he was the only builder that we found to be was effective in modifying their proposal. He also provided the most helpful recommendations to our plans for the structure. However, Doug's proposal was not the lowest cost one. Cost became a primary consideration for us in selecting our builder, as we were unable to obtain new HELOC funding through our bank as we had thought to be possible back in 2007-2008. However, we dared not select a builder on cost alone since we recognized that structural flaws in our otherwise attractive home would require above-average skill and experience. The TSB response to our dilemma was to show great creativity and determination to make their proposal affordable by setting a far more reasonable payment schedule than the other bidders, by adding at no cost extensive work that allowed us to remain in the house through-out the project over Nov - Apr, and by including modifications to their proposal which allowed us to install a new high-efficiency heat system of better value at no additional cost. After inspection of the line-items in each of bids (only 3 builders provided sufficient detail for comparisons) we discovered that TSB did bid lower on majority of items, for example, expensive stucco exterior. At the very last opportunity we backed out of accepting the proposal from a lower-bid builder selected by our architect and accepted the proposal from TSB. We're so glad we did and now consider TSB to be the most important decision we made in undertaking what has become a very successful and satisfying project. Although not entirely completed yet, finishing work still in progress, we have very successfully addressed the major challenges of replacing damaged walls and roof sections which were not within the scope of the architect plans (and TSB proposal). The additional work undertaken was given exceptionally detailed attention by TSB and resulted in very careful and very reasonable modifications to the plans. Because we were living in the house when problems were discovered, we were observers as TSB, their subcontrac"

FAQs for sunroom or patio enclosure building service projects in Sterling, MA

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
