A technician was at the condo first thing Monday morning—less than 24 hours later! Throughout the process he kept me updated with clear ETAs, which was a huge relief since I was coordinating everything remotely for my boss. Once on-site, he called to explain what he found: a clogged drain line. He cleaned it, but when the unit still leaked, he dug deeper and discovered a more complex pipe issue. Knowing I’m no HVAC expert, he followed up with a detailed text (complete with pictures) so I could relay the exact problem to a plumber and give my boss a precise status report. The best part? He didn’t charge us a cent for the visit or the drain cleaning because the ultimate fix required a plumber instead of an AC repair. That level of honesty and professionalism is rare. "Beware of shipping issues with this company. Ordered an ice maker installation kit on 10/10/25. Shipping was due no later than 10/20 according to company and FedEx tracking. FedEx tracking showed the package at their facility for 8 days without moving beginning on 10/15. Called FedEx 3 times. Each time they said they cannot find package and I have to contact shipper. Shipper has to make a claim, they will not mark it as lost. Called Appliance Parts Pros twice. Each time they say FedEx has to mark package lost before they will do anything. They also state they have to wait 14 days from them before doing anything because of their contract with FedEx. I don't care about their contract, I want what was ordered and paid for. Just going in circles with them and FedEX. If they shipped after 14 days it would be 22 days from that point, 32 days from the date of order if they shipped it that day. There was a deadline for installing this part before tenants arrive. They did not care, would not m"

"Lewis Plumbing will gouge you on the cost of any parts required for your job. I had them replace 2 valve stems for bathtub faucets and they billed $66 plus tax each. The retail of the part is $13-$20. They replaced a water pressure regulator which retails for $65 and charged me $212.50 plus tax. In addition they charged $300 for 2.5 hours labor for a total bill of $674.21. The technician charged my credit card while he was onsite. After reviewing the invoice, I sent Lewis an email (in their email with the invoice they request that you give them a chance to "make it right" before you leave a negative review) asking them to explain the high markups. They responded very tersely "the pricing is standard." I sent a follow up email asking if I was correct that they were marking up parts by 300%-400% and they never responded. I have several other rental properties and this extremely high mark up on parts is NOT standard. I will never use Lewis Plumbing again. There are other Santa Barbara plumbers with much better average reviews. Avoid this company."
