"I worked with Corey to setup my foundation repair and I wish I could work with him for every job I do on my house. He was genuine and fun to be around, but also intelligent and transparent on his solutions and walked me through why we're with the solution we are. If I have to, he's my first call in the future for foundation repair."

"I had a north wall that dropped 2" and the old root cellar wall buckled. I requested a cellar add on to repair both problems. Ben and his workers were the nicest and easiest group of professionals to work with I've met. They went the extra mile for my family while I was gone (to help my mom as she passed away) to keep them updated on the work. Even repaired some pipes when the old cast iron sewer pipe dropped (ripped out the straps due to old weak floor joists) and pulled some bathroom plumbing out. Even when I requested a last minute change for an alcove to install an egress storm door, Ben got the specs and ordered the door for me. I worked concrete as a youth on highways and bridges back east and I can tell you I like what I see. Want a quality job? Call Ben! Even when I told him I wanted my pipes in the new cellar (which most people don't want), he said "Ok" and it was done as I requested with hand drawn plans. This is the old-fashion one on one talk and handshake kind of company that you just don't find too easy nowadays.  <br />"

"I was led to this contractor because he did a super big (even larger than mine) renovation/improvement on my neighbor's house. I was so impressed with what they did, I approached them by virtue that I could see my neighbor's house being revitalized. I must admit that I had to swallow hard when I got the quote, but I could see the quality of work they did, so I made the leap. The work took place from December to March. I think perhaps it could have been done faster, but the rather small crew did ALL the work. The contractor explained that if they hired more guys, then the possibility exists that the work would be less fine. I know how picky I am with the work in my garment construction work, and I know that is absolutely true in my profession. So I just bit the bullet and lived with alot of maintenance peraphrenalia outside my home. The work was superb. As soon as the new super decorative wall shingles went up, which was beautiful, I had a different neighbor of mine approach the team and ask for a quote on his house. The great part of this experience for me is that there was alot of trust between the client (me) and the contractor. We discussed what needed to be done, I got a price, and everything that they said they would do, they did. The one thing that was perhaps slightly problematic for me was the casual way that the contract was treated. Everything was casually listed and enumerated, but the REAL contract was in the conversations. I could see how with an unscrupulous client, or a different contractor that this could have turned problematic...but fortunately for us, I did everything I was asked to do, and he provided services to make the job go perfectly. (Did I mention he also got rid of ten years of squirrel nests and a half dozen impossible to reach bird's nests?) I was very happy."

"Expert House Movers brought a crew of 6-8 & came in late August 2013 to start the process of raising & moving the house.  My husband had done all the prep work of disconnecting the utilities & removing the furnace, etc. They dug access ramps to the old foundation/basement with bobcats.  They poked good sized holes around the foundation so they could put in steel beams and jack up the house.  Our foundation was from 1917 & built from old creek gravel cement, so it was pretty tough.  It took three & half days to jack the house & move it over the driveway.  It seemed really fast to me.  The only thing to fall in the house was a picture off the piano.  We still had access to the house through a tall ladder to get clothes, etc. that we needed. <br /> We took over the process of arranging excavation, concrete pouring, and carpenters with more local contractors.  Expert does have concrete people & others they use in the St Louis area that know exactly the requirements needed for the new foundation. <br /> After the basement was poured & cured (curing takes about 3-4 weeks), Expert returned in October 2013 to move & set the house.  They had been in contact with the concrete man for specifications, but there were no slots for the beams when setting the house down.  A concrete worker had to come & cut those slots.  We had a carpenter on hand to finish the sill installment & make sure the sills for the permanent beams was correct & set the support posts in the basement.  We also had a friend's tractor help Expert's bobcat pull the house back over the foundation.  While all this was going on, Expert was jacking and moving supports & placing slider beams & raising & lowering the house.  The process was complete in about 2 1/2 days with care & precision.  Some of the cracks in our house even disappeared.  Great job guys. <br /> Our carpenters returned to build a staircase & some other requirements.  We are working on re-connecting utilities & returning the furnace, water heater, etc. to the new basement.  We plan to move back into the house in the first week or so in November 2013.  It's been a long process, but well worth it.  Made possible by Expert House Movers! <br />"

FAQs for concrete foundation repair projects in Topeka, KS

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
