"Jim from STOPLEAK was friendly, efficient in the assessment of the problem. He didn't try to upsell or push me beyond what was actually needed to address the problem. When it came time to do the repairs the team was on time, extremely polite and worked hard to be exacting in how the completed the repairs. This is the type of interaction I wish I could have with all contractors & specialty home repair companies!"

"Had a 5 foot long crack in my poured-concrete basement wall. It was not leaking, but I wanted to have it sealed regardless. Alek came on a Saturday, gave me his estimate, and then repaired the wall. He was very forthcoming by explaining that the repair was not absolutely necessary if there was no leakage, but I wanted it sealed anyway. He did a top rate job and I would not hesitate to use his services again."

"We are really pleased with the work that Armored Basement performed. They were on time, efficient, and did a thorough job. I also appreciated the follow up letter and warranty they provided. The pricing was much more reasonable than other quotes we received. I highly recommend this company for your basement waterproofing."

"Kenny was so helpful. While other companies tried to push expensive options, he used common sense to find out the real problem and even spent a few minutes to help us fix it for free. That kind of integrity and honesty seems to be lacking from many other businesses. While we didn't need repairs this time, All Aspects will be the first company I call if and when we do."

"Day one went fantastic.  Butch and Brad arrived on time and went straight to work doing all of the jack hammering and other prep work for the installers.  They were both very proactive in identifying potential issues with things they weren't even working on as well as keeping us posted throughout the day with what they were doing and what we should expect.  They were great. <br /> Day two was ok.  Had a new Crew with Corey as the lead and he did a decent job of answering my questions.  The crew was removing all of the concrete and installing the drains and sump pump, so it was a fairly labor filled day.  <br /> Day three was the exact opposite of what we experienced on day one.  Corey was the lead again and it was clear that the new crew that day wanted to go home.  They were very rushed and a lot of sloppy work was done.  There was no walk through of what we should do now, how to operate the sump pump/Blue Canyon....just packed up and left.  When the Blue Canyon was installed, we were never informed that a large pipe would be sticking out of our floor, nor that it would be as loud as it is.  The attitude of the gentlemen installing it was like "oh well."  They eventually moved the pipe away from the wall, but they weren't happy about it.  Upon further inspection, there was a lot of sloppy work.  All of the finishing work was very poorly done.  ie: concrete work had divots in the floor, could see daylight around the pipes going out of the house, concrete was rough and not smooth, Blue Canyon pipe outside wasn't fastened to the house properly.  It just looked bad! After three weeks, everything was addressed and fixed.  It was just unfortunate that it was required. <br /> Overall, I think the sump pump is fine.  It's only been a few weeks since its been installed.  We are, however, very disappointed with the Blue Canyon system.  It is fairly loud and you really can't turn it off.  Plus, there is a pipe sticking out of my floor that is pretty ugly.  Had I known that was necessary, we would not have gotten it.  If their entire team could be made up of Butch, Brad, and Mike (one of the guys who came out to fix the sloppy work) this would have been a completely different experience. <br />"

"The project went very well. First, one of Deska's engineers came out to perform a structural evaluation on my foundation. He clearly communicated to me and provided a very detailed report that explained what the problems were regarding my settling foundation. The report specified some recommendations for repair and we proceeded to have the work done with Deska. They installed 14 helical piers and "underpinned" my foundation. The project was on time and on budget and all of the workers were very respectful and cleaned up after themselves. While they were there I inquired about adding an egress window to add an extra bedroom to my home. They were able to do this at a discounted rate since apparently they already had most of the needed resources on the job. I was thrilled to have the job done, an extra bedroom, and I no longer have to worry about the issue."

"Before hiring LevelLift, I contacted a friend of mine who owns a Structural Engineering firm, but only work commercial not residential.  So after receiving at least (5) estimates, we agreed that LevelLift was the company to hire.    <br /> Met with Paul Mauer of Levelift Systems, he was very nice, patient and professional along with his team.  Received a proposal for the work noted below: <br /> The work in the basement  included but not limited too grout beneath concrete, excavate & installed timber walls, <br /> raise window well & installed standard home-improvement store grade cover, raise grade, furnished & installed discharge pipes for down spouts, installed seven steel beams, new interior drainage, repaired damaged mortar joints, installed 12" high cast-in-place concrete curb between steel beams and they took care of all the Montgomery County permits and inspections.  In addition, mobilization, site preparation and  furnished & installed discharge pipe for sump pump. <br /> In addition, Paul recommended a very good Structural Engineer to take care of the structural drawings. <br /> The contract payment terms were broken down into four payments with the option of using major credit cards and we have a ten (10) year warranty. <br /> Paul and his team were very responsive, punctual, and professional and the quality of the work was excellent.  We have not had any problems in the basement since 2013.  They are highly recommended. (A+) <br />"

FAQs for concrete foundation repair projects in Tracys Landing, MD

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
