Please look up the difference between sanding and sandless refinishing, though, as they produce different results, but each has positive and negative aspects to the process. The fir floors had black mastic/adhesive from old linoleum that we took off, and it took a lot of sanding to remove it. There was also some damaged wood that was replaced with reclaimed fir, and it blends in with the floor perfectly. We were amazed at the transformation of the floors.
