"I have a very large deck 1200 sq ft and was adding a 12 X 12 ft section. The estimates I was getting were extremely high and Deck Boss, aka Leonpro Services gave me the best price. I was a bit nervous about using the lowest estimate but I spoke with other clients and saw their work and it was very good. So we hired them. They were very professional, arrived each day early, cleaned up all trash and produced a beautiful deck for me. Their english is at times limiting but they manage to communicate and did a lovely job. They do more than you ask for. I am very pleased."

"Positives: The design work was great. We spoke with several kitchen companies before deciding to go with VKB, and Joe, the designer we worked with, put the most effort into hearing what our goals were and creating a creative plan for us. He was knowledgeable and helpful, and had a good eye to notice things that we hadn’t considered. He also offered helpful suggestions regarding cabinets, countertops, paint colors, etc. We were happy with the finished product. Negatives: The biggest issue we encountered was a lack of communication. We discussed various issues with the designer, but these frequently were not communicated to the actual workers doing the job. For instance, when the workers showed up on the first day, they didn’t actually have the plans for what was being done with the kitchen, and we had to explain the job to them. Joe offered to add lighting inside our closet, and we contacted him and said to go ahead and do it, but that information was not communicated to the workers until it was really too late, so it was never done. Sometimes it was 48 hours before we would hear back from Joe when we contacted him with a question during the process of the remodel. Because a lot can happen in two work days, this was sometimes problematic. The second issue we encountered was that when speaking about the project beforehand, words like “plumber” and “electrician” were used, but no plumbers or electricians were actually employed; general contractors did all the work. As a result, we felt uneasy about the quality of the work that was being done. For instance, the evening after our sink was hooked up, it came disconnected while we were using it, with the result that water was spewing all over our under-sink cabinet until my husband reconnected everything properly. Additionally, the cabinet seal on our dishwasher was installed backwards so that the rubber flap was sticking out. (They fixed this upon request.) Issues like these make us feel uneasy, and we weren’t confident that the work we couldn’t see or notice right away was done right. We wish that an actual plumber had been hired to do the work, as we had expected, or at least that it had been clear up front that this would be the case. Finally, we felt that the workers who were actually doing the job were sometimes careless toward our home. For instance, they piled tools and trash on our back patio, but in the process knocked over a plant and crushed flowers in our flower bed. They got paint smudges on a wooden shelving unit in the kitchen while painting. Similarly, certain details of the job were missed until we pointed them out. The finished product came out well, but we aren’t sure it would have if we had not been carefully supervising. (For instance, they forgot to run an electrical line for the oven until we reminded them, and a different faucet than we had selected was installed. These issues were always corrected once we pointed them out, but we were surprised that mistakes like this were made.)"

"We were very pleased with the work done on our house.  Everything came out beautifully, and is holding up nicely!  Our new spaces make us very happy! <br> <br>As is always the case, the projects took a little longer than expected, but the delay was no more than what one might expect, and the beautiful work made it worth it! <br> <br>There were a few issues at the completion of the project, but the company sent someone to fix the issues promptly, and (obviously) at no extra cost. <br> <br>We had one issue over a year later that they happily came and fixed.  Again, free of charge.   <br> <br>We would certainly use them again if we had any similar projects! <br>"

"Deck and Fence was actually the last deck builder we spoke to about building a deck and a patio underneath that would stay dry and usable during rain (thanks, Trex Rainscape!). They were different from the other builders we talked to in many ways. Unlike the others, on their first visit, Deck and Fence showed us many samples of the deck flooring, railing accessories and hardscape options we could choose from, as well as a fairly detailed to-scale diagram of how the deck and patio underneath would come together. Even better, the representative was able to show us pictures of the actual decks and patios they had built and that had the options and design we discussed. None of the others presented samples or had pictures, even after multiple visits. It was easy to close the deal because the pricing presented on the first visit was detailed enough for us to tweek what we wanted to fit into our budget and we had a very good idea of what the finished product would look like. They started building the deck within the time frame discussed and answered all of our questions about the materials, construction, permits and other details as the project progressed. Spending this money for an addition to our house was a big deal for us, but my wife and I never felt a "hard sell", just knowledgeable and honest answers. It's nice to have county inspections as the project progresses, but you have to have confidence in the builder and we did, initially, and it grew as we saw the addition take shape. In fact, a few weeks after it was complete, we decided on a second phase that would extend the patio and that was completed within the estimated time, as well. We especially appreciated the care the crew took with our underground irrigation system. The crew also showed attention to detail and were friendly and professional and left the back yard in good shape after both phases. We believe we got our money's worth here and we recommend them without reservation."

"<p><br /></p> <p>Wenkat Design built my addition seven years ago and I would have no other contractor do extensive work in my home.  I'm a builder?s daughter and know when I'm getting quality work.  Brian Flick does quality work.  He is honest, professional and courteous.  He lets you know what will work and what won't work.  He makes sure the job you want him to do is done right.  He worked closely with me during every phase of the project from conception to design, and through working and completion.  Every morning he let me know what he was going to work on that day and gave me a re-cap every evening.   As with most 55-year old homes there were hidden problems behind the wall boards.  Brian analyzed the problem, applied the right solution and still managed to complete the job on time.  The final product was absolutely amazing.   All sub-contractors Brian uses abide by the same code of standards and ethics as Brian, which means the high same high quality of work.  None better!</p> <br />"

"Once I chose them to do the work it took them about a month and half to start. They did an excellent job. The crew of two completed the sunroom in three weeks. Their cleanliness was outstanding."

"We had an outstanding experience with this company. Mickey was extremely responsive about getting the work underway as soon as possible and we were pleasantly surprised that they were able to start the job a little earlier than they estimated. The wall separating the mid century kitchen from the dining room was demolished, the kitchen was gutted and then the crew replaced all the cabinets, countertops, flooring and backsplash. At the same time, the crew created one large bathroom from two tiny rooms and that also involved tearing down and building walls and installing a large new shower, vanity and frosted pocket door into the new bathroom.  The team also replaced the floor, toilet and sink from another bathroom, which resulted in a sleek, clean looking bathroom. Steve was onsite daily and he ensured that the plumber and electricians came exactly when needed so that no projects were held up. He also let us know when we needed to make decisions ( about paint colors etc) and kept the project moving forward at break neck speed--he actually went the extra mile--bringing a snow blower after a blizzard so the group didn't lose time on the project. At the end of the project, the guys did an incredible job cleaning up. The whole crew was a pleasure to work with and the work was masterfully done. The wall and floor tiles were difficult to install because of the age of the house, but the finished project is beautiful. In fact, we are extremely pleased with the way the house turned out--it has been updated for the way families live today in a manner respectful to the mid-century era. We look forward to working with Hassle Free in the future. <br />"

FAQs for sunroom or patio enclosure building service projects in West Friendship, MD

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
