"Our bathroom remodel with REF was fantastic and exceeded all of our expectations. His quote was accurate and the work was top notch. Through the design process, Ryan and his team gave us excellent advice and ideas that helped us figure out exactly what we wanted. Construction went very smoothly and Ryan was always available to answer our questions. I would 100% recommend REF Construction and plan to call on them again if we do more projects in the future."

"Hamish Murray did an incredible job on our home renovation, upgrading our kitchen and adding on a new bedroom and bathroom. We know it was a busy time for everyone, with supply chain disruptions and people booked to the max, and their project management kept the project going and on time. They were very professional and were responsive to us. Anytime we had a concern, they worked to alleviate our questions and provide a plan and updated timetable. All of this while still staying close to their original completion date and maintaining a high standard of craftsmanship. As soon as we settled back in after the completion of the project, it felt like the house should have always been this way. We have more than enough space, and everything is so functional - our kitchen is incredible! The kids are loving having their own spaces as well, and we thank you deeply for making this project a reality. We would recommend Hamish Murray and we would use them again in the future for additional work on our house."

"Overall, we were quite pleased with Cascade Custom Remodel. Our kitchen remodel was close to being on time, and most of the subcontractors were excellent. Our main complaint was the lack of leadership during the project. It was our impression during the bid phase that Larry would be overseeing and managing the project. We soon found out that was not the case. The project foreman was not an employee of Cascade, and there were important times when he was not on site. Communication at times broke down, and some hiccups could have been avoided if there was greater attention to what we wanted, as well as a better explanation of available options for various installations. That being said, the quality of work was very good, and the finished product looks great. There were some problems with the cabinet maker Larry recommended. These mainly involved the operation and fit of the drawers, and delays in delivery. However, most of these issues were eventually addressed, and the final product does look nice."

"I have had Steve off and on for many years to care for my lawns. I have moved a few times so service was interrupted (once was in association and lawn care included). I now live in Clackamas county and not only are routine services (mow, fertilize, etc.) but at times, such as fall the gardeners prep the lawn and shrubs for winter. One house, Steve maintained the sprinkler system. I have known and used Steve for years. would recommend him."

FAQs for basement remodeling projects in Tigard, OR

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
