"My second story 600 sq ft wood deck needed serious replacement I can't say enough about the quality of Decked Out builders work These folks are skilled reliable and reasonably priced Glenn , the president and designer, was often present to review the work Joe, the construction team leader, is dedicated to superior work and demonstrated a comminment to detail at every step We replaced numerous joists and headers and finished the top with Trex The construction team did our project this winter and showed up even on the very cold and windy days If you have a project Decked Out gets my vote for sure. "We cannot say enough good things about Mid Atlantic Exteriors! Robert came and gave us a fair quote so we looked no further. He and his crew came out and finished our deck in two and half days! The crew was amazing. Our new deck is well-made and beautiful. We have had many people stop by to complement how beautiful our desk is. Thank you Robert and crew for a very positive experience."

"I was surprised at how much work it takes to remove old original doors and install new ones. Robbie did an excellent job of detailing what he needed to do to reframe the doorways to fit the new doors to make a solid and tight close. He also painted the doors. Now that it is complete, it makes our garage look pretty - - imagine that! Robbie also installed a new toilet and determined cause of leak for the old one after having two other plumbing companies come out and be unable to resolve the issue over the last 5 years, leading us to not use the toilet. 24 hours later, no leaking and we have a working toilet. He beat the quotes we got from other contractors, stayed in communication, and showed up on time; a rarity in the world of contractors. Thank you!"

" Modern Exteriors by Design recently completed our screened porch to sunroom conversion. It looks terrific! They had a solid plan for the space, used quality materials, and the installation was perfect. In addition to providing an all-weather space for us to enjoy, this has enhanced the value of our home. Doing business with Modern Exteriors by Design was a pleasure. Their personnel were polite, friendly, and were always ready to answer our questions. They were on time and on budget, and the work was completed in just a few days. We highly recommend this company. "

"Wonderful work! When they get started they are efficient and thorough. Went above and beyond creating the walk to go around the curve of my flowerbed. Friendly too. As the work went along they made sure to confirm everything they did was exactly what we wanted."

"Great! Fence was constructed well and in a timely fashion. After a few weather setbacks, James came out on a Sunday and finished it up on Monday. James has a great work ethic and was great to work with. I will definitely hire Commonwealth Construction LLC again."

"Jamie and his crew of three did a good job tearing down and removing the existing 1100 square for deck. Completed in one day. They took a few more days to remove all the lumber. Our grass has still not recovered where they laid all the wood. We were downsizing our deck and getting Trex installed. Originally said it would take a week to ten days but took almost a month. Some delays were worker related, a few days were weather. They only day they put in eight hours was the demo day. Other days we might get two or three hours with one or two guys. I think one worker was let go in the process. The installation of the Trex was to the proper specs but later my wife and I found a few small problems. A little piece was broken off then glue was attempted leaving glue residue obvious. We were told it would be easy for us to clean. Another problem is a place where the boards are not even with the edge. Jamie said he?d come check it but hasn?t. $27,000 paid."

FAQs for deck or porch projects in Virginia Beach, VA

To maximize your budget, compare quotes of several builders that fit within your specifications. Don’t be afraid to draw a wider geographic circle if the contractor is willing to travel without charging more. But affordability only matters if you get a quality deck out of it.

Cutting corners or simply finding the cheapest pro could result in significant problems. The materials used may be cheap and rot quickly. The support the surface provides might be unstable and dangerous. Always consider the long-term costs and benefits of quality work. Paying less upfront may actually be more expensive if you consider the cost of repairs.

Deciding on which materials you should use depends entirely on the type of deck you’re looking for. Composite works well for a simple surface exposed to harsh elements, while concrete is the standard choice for many patios. Your decking material options can range from wood to aluminum. Learn about the pros and cons of these materials to make the right decision.

You can build a deck during any season, which is why choosing the right time for this project depends on your preferences:

  • Spring: get your deck ready in time for landscaping and to enjoy it throughout the warmer seasons.

  • Summer: use spring for the planning process, then get the project ready before it gets cold out.

  • Fall: Limit turf or landscape damage by building once most plants begin to recede.

  • Winter: make the excavation process easier, thanks to cold and firm ground.

Many deck builders prefer winter, which is also the season with the shortest waiting queues. Still, other seasons are far from impossible for this type of project.

Expect a thorough examination of the space, and the development of a project schedule. Delivery of materials might already have occurred or could be planned at this point.

Additional research about working with deck builders can help you understand what to expect from experts, and what they expect from you.

Make sure the site of the deck or patio is clear of any landscaping and debris. The contractor will also call a utilities locator service to mark power, water, cable, and other services around the area where they will be digging. The cleaner the area your builder has to work with, the more quickly they can get started. Make sure they have space to park any construction vehicles. Find a dry space for materials that might need storage during the install. Finally, ensure clear access to the site through your house or property.

When it comes to the DIY vs. hire a pro decision for your deck, the answer tends to be clear. Only take it on yourself if you have significant expertise and experience. Without either, you risk building a faulty exterior space, leading to injury risks. Projects built without necessary expertise also break more quickly, making them more expensive in the long run.

If you do want to take on decking as a DIY project, be sure to do your research. Learn about installing the posts and footing for your framing. Understand how to lay decking boards and build the railings and stairs you need for access and security.
