"Marketplace Homes has managed two residential rental properties for me, and everything has always been very easy. They coordinate showings, negotiated rent with tenants, and hired contractors as needed at each property. I would use them for any rental property I have in the future!"

"As much as I would like to say that my husband or I did "our due diligence" when it came to the home buying process, unfortunately, we did not. We knew absolutely nothing about purchasing a home. All we knew is we had decent credit scores, we'd finally saved the money for the down payment/closing costs & we had good paying jobs. In other words, we were ready, but didn't know where to start. We had had 4 other realtors prior to Dana but none of them gave off the "I'm here to help you" vibe like Dana. My biggest concern was that we were going to get another realtor who wasn't going to give it their all in helping us get the best deal for our buck but Dana did her thing. Dana was resourceful and very knowledgeable. I loved how she listened to our requests & discussed our options with us. I loved the fact that she was completely honest with us & kept it real & the thing I really appreciated about her was the fact that she went hard for us. Meaning, she asked questions for us that she knew that we wouldn't have known to ask, she wouldn't let us sign a shady contract (even though there was 2 that we would've moved forward on had she not firmly told us "no, she didn't like its terms"), & she didn't have us wasting time looking at houses that she knew we weren't interested in... I could go on & on... & really this review doesn't do the awesome job she did with us justice I was so comfortable with her that I felt like I was going house shopping with my mom. We were so confident that she was going to help us get a great deal that we trusted & heavily relied on her judgement & expertise & she delivered. She found us an excellent deal with our house. We've been in our home for almost a year now & whenever we receive a document regarding our home or if I have any questions related to our home, such as taxes or homestead or protesting taxes any of that stuff, I call/text Dana & even to this day, she comes to the rescue Dana Meeks... Best realtor ever"

FAQs for antique and jewelry appraisal projects in Cleburne, TX

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.

Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.

However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.

A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).

A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.

An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.

A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
