We specialize in Residential Real Estate Appraisals for homeowners, real estate agents, real estate investors and lenders who need an accurate, quality appraisals for estate, divorce or listing purposes. We can determine the best type of appraisal to meet the needs of each client. The typical appraisal fees range from $250 to $500. More complex assignments can cost more but are rare. Consultation fees start at $100 per hour. We will also tell you if an appraisal is not the best option for you. Lending appraisals are typically ordered by lenders and not borrowers. We do not complete appraisals for commercial property, businesses or non-realty items (personal possession) or determine property lines for fences, etc.

However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.

A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
