"I wholeheartedly recommend Kevin for any/all property appraisal needs. I requested a quote via Angie's List and he contacted me the very same day. He was able to schedule my appointment quickly and performed his services exactly as he described. He was thorough in appraising our property, and the report he sent was detailed and showcased how knowledgeable Kevin is. I found the pricing to be reasonable and I would definitely use his services in the future."

"My wife and I were looking to purchase a house in Pittsburgh since we recently moved here. Brian was extremely helpful and gave us tons and tons of information and advice about what was available. We ended up deciding that purchasing a house wasn't in our best interests at the moment but I would 100% recommend Brian to anyone looking to purchase."

"I originally found Mark on Angie's List, with all the great reviews, I had to check him out. I am a first time home buyer and Mark helped me with weighing my options with FHA or Conventional. We ended up going conventional with 5% down, which saved us a lot of money.
I had another quote from another Mortgage lender, which I shared with Mark. I also told Mark we have 30 days to close, so he definitely had his work cut out for him. Mark ended up winning the job, he got me the best rate and cheapest closing costs. He also promised me 30 days closing, which I was very happy he was able to do. Everything went smoothly, and he was quick to pick up the phone and give me advice throughout the whole process. He was very upfront with everything, all of the costs were outlined and there were NO hidden fees at the closing table. I would highly recommend Mark, I am recommending all my family and friends to use him!

"My mother passed away with a house full of furniture and household goods as well as a basement full of items accumulated over several decades. Estate Liquidation Services by Marc Dlugos provided a great service in sorting through those items, professionally setting up all items of value in a manner attractive to potential buyers, marketing and getting a good crowd out for the sale, handling the sale and quickly disposing of items that could not be sold. All in all it was a great experience working with this firm, especially during the days immediately leading up to and including the sale weekend. On the negative side there were a few appointment mixups as well as an unanticipated one week delay in the sale, which is why I graded the firm a "C" for punctuality. The pricing was fair and reasonable."

"Communicated promptly throughout the process and was punctual. Was up front and transparent on what to expect. Would recommend!"

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.
Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.
However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.
A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
