"Bob called almost as soon as we put our request into Home Advisors. We explained that we needed our rental home appraised but due to COVID-19, we needed an appraisal without entering the property. Bob said he could use pictures of the inside to complete the appraisal. Within 3 days we had a very thorough appraisal."

"David was patient, professional and extremely knowledgeable in the home buying process. Given my circumstances I was searching for a home in a very narrow area in Columbia. He provided helpful insights on various issues with prospective homes. He also provided references to other quality services for financing and real estate inspection services as well as help in interpreting the results. Eventually, we found an estate and short sale home and he worked with the seller?s agent and foreclosure attorney to drive the sale. He warned me that the process could take longer than a standard home sale. Unfortunately, the process did end up taking a year through no fault of David?s, and he continued to coach me through the process and prompt the seller?s agent and attorney for responses. He even continued to set up appointments to view other homes in the area as the short sale dragged on. As the sale closed Dave generously offered to pay for a home warranty service for a year. Shortly before the coverage year ended, my dryer began to fail and I went to access the service only to find that the fee had never been paid by the title service. Dave followed through on his word and he covered the cost of the dryer in full. Given David's professionalism and responsiveness I fully recommend David to those looking to buy a home.

"My husband and I expressed an interest in a particular neighborhood that is often in high demand to Mary Schaner, knowing that it may be quite some time before a house became available. Mary kept us in mind and each time there was a listing, she called us to let us take a look. Her patience was? appreciated and finally, after a lot of thought, we decided to purchase a house Mary found for us. She went above and beyond, working with us so that we could get what we felt was a fair purchase price, even convincing the seller to allow our contingency. It was a competitive situation, but Mary worked with us diligently. After a long couple of months waiting for our house to sell, we finally settled on the house and neighborhood we had been dreaming about. I'm convinced that none of this would have happened if Mary hadn't taken the time to keep in touch with us, staying on top of the market in our neighborhood of choice. I highly recommend Mary Schaner - a more friendly, conscientious and driven agent can't be found."

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.
Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.
However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.
A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
