"Communication was poor. I called twice and left messages (on day 8 and day 12). I did not get a return phone call either time. The appraisal took longer than the five to seven days I had been told to expect. If Ken needed more time, he should have communicated with me. I got the appraisal the day after I posted a negative review."

"This is the second time I've turned to Mark for help in getting a home loan. The reason I'm a repeat customer is that Mark is great. He always gets me the absolute best rate and is an honest, tell-it-like-it-is person - so very appreciated during the confusing and scary process of getting a mortgage.
I tend to run a little on the neurotic side, and Mark handled my constant badgering and near freak-outs with great finesse, providing just the right amount of hand-holding and straight-up advice. This time around, I bought my home through a private sale, meaning neither party used a realtor. So I needed even more attention and guidance. Mark not only did a great job with the mortgage, he also gave me invaluable advice on issues related to the sale but outside his scope, such as home inspection.
A big THANKS to Mark. I couldn't have done it without you and Judy!

"Diane and her staff were professional and polite. Response to initial contact as well as service and follow up was quick. Report was thorough and accurate based on my own research ahead of time. I would recommend East PA Appraisals for similar service."

"They called in about a week and half and told me they could start the job on Monday, I said Ok. Due to a week of rain Monday did not happen but the girl in the office called every day to let me know what was going on. After a week of rain she called on Friday and asked if they could do the job on Saturday that was ok with me. The crew came about 8:30 and went to work and got everything under roof. They did not get cleaned up until after 8:30 that night and said they would be back Monday morning to finish some siding on a dormer and finish the job. The salesman stopped by to get paid, that’s part of the job also. He told me that some trim needed to be done but they didn’t have the material to finish, He said they would be back in two weeks to finish. The two weeks passed and they didn’t get back me so in about four weeks I called them to remind them that the job was not done. They apologists for the delay and said they were very busy. The trim that was not done had nothing to do with the integrity of the roof just me being impatient. Two men showed up about a week later and in about a half hour they were done and on their way. I received the lifetime warranty in mail. JOB DONE."
You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.
Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.
However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.
A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).
A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.
An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.
A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
