"Purchased a 1906 home in North Portland with an uneven foundation that had been patched for 60 years, but needed serious stabilization work. I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. During the excavation and pier installation, I didn't have to leave my house at all, my cats were fine, none of the utilities ever needed to be turned off and none of the neighbors said they heard more than the hum of the generator outside; insane professionalism. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation. Ramjack was even able to take a few grand off the intitial worse-case estimate for solutions not needed. Glad I was able to repair my 120 year old home; here's to another 100 years. "very good. built approximately 140 feet of rock wall to replace old timbers. dug up parts of slanted lawn and put in layer of mulch. built a 6" high slate patio approximately 140 sq. '. replaced old ramp to upper lawn with a nicely angled sodded ramp . nice to go up with rider. added river run gravel around slate and flower beds. Joey was careful to put down plywood on lawns to run their equipment back and forth so grass wouldn't be torn up. removed choke berry hedge. removed all refuse made sure area was cleaned up. the young men working with Joey were very courteous and friendly as were joey and Randy. project took about 2 weeks since putting up rock wall and slate patio was like putting a jigsaw puzzle together. cost was $14,000, plus 2 dozen fresh baked cookies and fresh plums off of tree behind project. would definitely hire again"

"ACS was the first to respond to a request for bids. They were the only one of 4 contractors solicited to provide an acceptable written bid. ACS was properly licensed and bonded. The only glitch was their refusal to provide references claiming customer privacy and reliance on on-line reviews. I think potential customers should be able to actually see previous work - especially for a project that ended up costing about $24K. We also required that ACS obtain any needed permits as we have 11' of city (Bothell) ROW back from the curb. ACS had some trouble satisfying the city requirements that resulted in a week delay which cost us some ideal weather windows. Once underway work proceeded well except that the old concrete was much thicker than anticipated (up to 8") which resulted in an extra charge of $1K. The job required pours over 2 days and wet weather caused another week's delay. However, Rich is very careful to not jeopardize the quality of the final surface finish if rain is imminent. He and his crew took great care to set the forms so that at the end the surface drains nicely without puddles and the problem with the Prius is mostly solved. While we had been aware that the old curb-gutter would have to be replaced (cost included in the bid), we did not learn until underway that the city required a portion of the street asphalt would also have to replaced (a tiny job of only about 21 sqft!). Worse, we were going to have to find another contractor to do that work since ACS is concrete only. While they offered one possible contractor, that company wasn't available. Numerous asphalt companies were contacted and the job was just too small. Another contractor working in our area bailed us out although that added another $1100 to our cost. The final 'surprise' was a $100 fee for ACS to obtain the permits which was not disclosed early. Overall, the quality of the work was very high. They came when they said they would and cleaned up nicely. They were easy to communicate with and willing to collaborate to get the result we sought. Rich and his crew know their business and do a quality work. We wouldn't hesitate to use them again. (NOTE The attached picture includes a block wall that was not part of the work ACS did although the way they laid the forms resulted in a very nice looking wall!)"

Matthew came to the house and stayed to answer every question and explain every detail. He took the time to complete a bid while onsite and walk us through the process. (BTW their permitting department and financing through GreenSky really helped!) When the work started the first team of Alex, Iuni and Luis, were exceptional (they pier leveled the footing). "They showed up on time and were extremely professional, and the bill I received for the materials matched what I was told the costs would be. The guys worked REALLY hard in the pouring down rain to clear out an overgrown backyard and put down landscape fabric and mulch - all in 2 days. I put survey tape around the plants I wanted left untouched and they very carefully worked around them. I also had given them instructions verbally and they did everything as I requested. As time has gone by there are spots where it appears that the fabric didn't overlap because weeds started to pop up in them but it's been easy to remedy. There was a drip system and they did pull the drip heads through the fabric but the heads had gotten broken during the clearing phase but that's been easy to fix. And I wasn't surprised because it would've been hard to avoid them while they were getting all of that other stuff out.
