"I really can’t say enough good things about Kris’ Painting! I had them paint my new home top to bottom, ceilings, walls, trim, closets, prior to moving in. The timeline was tight and everything was completed beautifully and on time. I have never had people comment on what a beautiful job a painting company has done, and it’s happened in this house. Kris answered all my questions, gave great advice, and was very responsive. The attention to detail was very impressive. And to have completed everything in just a few days was wonderful! I also had them remove an existing backsplash and replace it, and it looks fantastic! That was also done at the same time as the painting. I moved into a beautiful new place thanks to Kris’ Painting. And the price was the very, very competitive. I highly, highly recommend Kris and his team. In fact, I am having them paint the exterior as well."

"If you are looking for an expert at a reasonable price, who is professional, polite and does what he says he will do call these folks. A few years ago I had someone else supposedly fix this type of stucco and it didn't last. These folks are excellent and very knowledgeable. I would highly recommend this company and would use them again in a heart beat!"

"I needed stucco repair work on an old chimney (and other spots). Grady was meticulous and thoughtful on what approaches and materials would work. Throughout the project they allocated sufficient time for each treatment to cure and inspected the work before proceeding to the next step. Grady started the project with no money down and only required ongoing payments for materials until the project was well underway. The final payment was due only after they did a final inspection. Total project cost was also below other bids."

"George's painting, inc was responsive and professional from start to finish. The project entailed wallpaper removal from 2.5 bathrooms and kitchen, repainting those rooms; installing a tile backsplash and vinyl tile floor in the kitchen; replacing the kitchen countertop; repairing a cabinet; repairing drywall and painting the ceiling in the master bedroom. The owner came out to do the estimate himself. He was accommodating when I wanted to expand the scope of the initial project and came out a second time to give me an updated estimate. He was easy to reach via cell or email. The estimate was more than fair. His crew completed the job in three days. The crew was polite, professional, and did a good job cleaning up at the end of each work day. I highly recommend this company and would use them again."

"The technicians redid the bricks so that you couldn't even tell they were repaired. It looked beautiful. They put in a new liner in the chimney and waterproofed it. They redid the inside of the fireplace to bring it up to code and put in a chain that easily opens and closes the flue. It looks so good and easy that I may decide to use the fireplace again. They redid the pipes in the basement so the fumes from the boiler and hot water heater went up the chimney in the correct way. There had been water damage and they corrected the damage and closed off the hole in the wall (foundation) and made a bigger hole in the correct place so that everything was up to code. They were polite, efficient and worked very hard to get the work done in the promised two days. I have interviewed many companies and found this company to be straight-forward in telling me what they would do and didn't try to tell me they were giving me a "good deal." Rather I feel they gave me an honest estimate on what needed to be done and didn't try to pressure me into using their company. They did give me 10% off because I was an Angie's List customer. What company to use was a hard decision for me because I knew nothing about chimney repair. Because so much of the repair was inside the chimney I couldn't tell what they had done. Based on my experience I feel they did a good job. I don't have a picture of the repaired chimney but it looks great--better than it did before the bricks fell. If someone wants more detail I can copy exactly what they did from the invoice. Also, maybe the company can show a picture of the finished product. Since it is summer time I haven't had any experience using the chimney but will let you know how things work out during the winter."

"Sam was very responsive - sending prompt responses to questions and project proposal drafts by email, and calling to follow-up within 24 hours (or less!). Sam and another wall specialist came to assess our options for smoothing the unwanted texture on our walls and ceilings, and provided us with an estimate that was both thorough and very appealingly priced.
Any concerns we had about Friendly's pricing as it related to their quality were quickly allayed. The crew arrived as scheduled, and had completely prepped our main floor for the work within their first 15 minutes on site. The crew's work over the week of work was steadily paced but thorough. The crew double checked all colors with us prior to painting, and were good about communicating with us about their progress as they worked (this was especially helpful, as it was a week-long job).
Sam and the crew had warned us that there might be slight imperfections in the paint after it had had a few days to settle, as a result of the smoothing process. They very helpfully came back to do touch-ups on these areas a few days after the initial painting, and assured us they would come back again if we found any other areas of imperfection.
The only thing that detracted from an otherwise excellent job was the fact that the work ran several hours longer than expected on the final day of work. We had a cleaning crew scheduled (separately) to give our home a thorough cleaning post-painting, and the two teams overlapped due to the delay by Friendly in completing the final trim and touch-up work. Otherwise, we have been extremely pleased with our newly painted (smooth!) walls and ceilings - at a price that simply could not be beat!

"They were very professional and courteous. I liked the two guys who came to our house. They offered many options for me so that the wiring is protected. They even went to pick up the material from Home Depot. Overall I was very happy. The only issue I had is that the stucco around the outlet they installed broke and they didn't offer to fix it, so I have to fix it myself now."

"Delbert and his team did an outstanding job. I initially hired him to replace the trex on my deck. When he came to give the estimate, I was very impressed with his observations on the problems with the original installation and his explanation of how he would do the installation. Once he started the job, he uncovered rotten wood in the trim around the deck. We agreed that he should replace all of the rotten wood. He pointed out why the wood rotted and explained how he would replace that wood with better quality and primed wood that would last a lot longer and resist rotting. I watched him work and he was meticulous with his craft. I also ended up hiring him to take care of power washing the concrete architectural pieces on the front and back of my house. Again, he took the time to apply the bleach discretely and then power washed with water. The result was much cleaner than neighbors whose contractors did not take that approach. I highly recommend Delbert. You will be pleased with the results!"

FAQs for traditional stucco repair or partially replace projects in Aldie, VA

Minor stucco fixes—like sealing small cracks or adding fresh caulk—often wrap up in an hour or two. Larger jobs that call for cutting out damaged sections, installing new lath, and layering fresh stucco can stretch to three or four days because each coat needs time to cure. A pro removes loose material, cleans and dampens the area, applies a bonding agent, and builds up new layers, matching texture and restoring the wall’s weather shield.

Watch for a stucco surface that stays damp days after a storm, develops dark stains, or feels soft or spongy under light pressure. Inside, moisture rings, peeling paint, or soft drywall around windows point to the same issue. Any of these red flags mean water is trapped behind the siding, and it’s time to call a stucco pro before rot or mold sets in.

Give your stucco a once-over every spring and fall. Semiannual checks let you catch hairline cracks, stains, or damp spots before they snowball into pricey repairs. Keep a flashlight handy, look closely around windows and doors, and call a pro if you notice anything soft or discolored. Staying ahead of minor issues protects both your curb appeal and your home’s weather barrier.

A pro starts by scraping away loose material, then cleans and lightly wets the area so new stucco will stick. After brushing on a bonding agent, they build fresh layers, letting each coat cure before adding the next. The final step is matching the texture and color so the patch blends in and the wall regains full weather protection.

Think of repair as a patch: the pro fixes only the visible crack or hole. Remediation goes deeper—crews strip away the compromised stucco, correct the root problem (often water or mold), then rebuild the wall. If tests show structural rot or trapped moisture, remediation is the safer, longer-lasting route; otherwise, a straightforward repair often does the trick.
