"Seismic Northwest did a fantastic job and really went above and beyond our expectations. Seismic retrofitting services are in demand now in Seattle, so it was difficult to get anyone to even provide an estimate for a fee, while SN gave us a free estimate. A key part of retrofitting involves getting a plan drafted by a structural engineer. Many companies require you to give them engineering plans for execution, SN have their own engineer(s) to handle this aspect. Our house is old but went through multiple additions and renovations, all of which happened before we purchased it. SN gave us a quote based on the maximum possible area that would have to be retrofitted, and made it clear that if some of the newer areas in fact did not require work, the would adjust the quote down as appropriate. Indeed, this happened as the project progressed. The main retrofitting task involves attaching the house to its concrete foundation, something that was not required by the building code until around 1980s. In one corner of our house SN discovered that parts of the wooden frame were rotten throughout, likely due to water leaks from the kitchen. They replaced the needed wooden parts of the house frame. In the process, the kitchen drainpipe got cracked and started leaking. They fixed the leaking pipe first thing next morning. Another major finding during retrofitting was that the whole front wall of the house was halfway off the foundation and basically was hanging in the air, so attaching it to the foundation was not possible. SN had to “thicken” the wall inside the house so that it covered all of the foundation, and only then bolted it down. This added two days to the project and increased the quote by a few hundred dollars due to extra materials and labor involved, and we were ok with it. Once the work was done, SN worked really hard to clean up the dust they created by drilling into the foundation and cutting the drywall. They mopped the floor, and came back with a washing vacuum cleaner afterwards since the dust got into our rubber matts in the basement. My only minor complaint was that they put up an advertising sign in my front yard saying “This home is earthquake-proof now! Call Seismic Northwest for an estimate!” without asking me if it was ok to do so. I don’t mind the sign, but I wished they asked me before doing it. Overall, I was very happy with the service and would wholeheartedly recommend SN to anyone."
