Comment: Current primary bathroom is so crowded the toilet roll unspools when you sit and you can put one foot in the tub at the same time. The tub and shower are seperate but the shower is a tight phonebooth. There are his and hers closets of reasonable size but some concern with moisture. There is double sink vanity but the sinks are up against the walls right and left.
The current laundry room is similar tight being a passthrough from garage to house. The front loading equipment blocks the garage to house door from opening as well as impedes traffic flow.
The thought is to move primary closet access to the primary bedroom, eliminate the current laundry location, via add on to the house to create an unimpeded laundry location and expand the primary bathroom, add connections for or build dog wash station with warm water. Slight slope will take some fill, bedrock is only 10" below surface, finish is brick, county, septic system on sight.
