Customers say: Quality work

"Our story begins in 2013 when David Kain of Sunboss contracted to do a renovation of our property in Dana Point consisting of a two story exterior deck & patio adding 25% outdoor living space. This project was completed on time and at budget with excellent results. In 2024 we decided to add motorized screens to our downstairs patio as a recreation room. Although we had competing bids, Suboss was our first choice for this project due to their past performance and competitive pricing. It turned out even better than we anticipated. They have great people and attention to details. You will not find a more professional company to work with than Sunboss Rooms and Bath. "

The open layout design changed the way we use the space, and it’s been perfect for family gatherings. They were prompt, courteous, and genuinely invested in making sure we were happy. "We were seeking to remodel a downstairs bathroom in the residence of our mixed-use property in the Big Bear region of the San Bernardino mountains. We estimate the property started out as a small shack in the early 1900s. It has been added to by multiple owners over the decades, culminating with our complete renovation in the 1990s - except for this bathroom. It had a few updated fixtures but still retained its flimsy beadboard paneling. It was small, drafty, awkwardly configured, and the floor sagged at the toilet. On top of that, it was situated near a dead end hallway that we wanted to incorporate into the bathroom space. No amount of lipstick was going to fix this pig. It had to be gutted. We first approached a big box hardware store, but after two months of constant emails with the coordinator, we still didn’t have an estimate. After some prodding, we received a “Well, we are up to X dollars so far” response. The off-the-cuff guesstimate was high, incomplete, and a total turn-off. We started seeking out local contractors and found Preferred Restoration on the HomeAdvisor website. After a meeting with the company owner, Jesse McHenry, we received a written proposal a few days later. The overall cost was reasonable, and the project was broken down by phase (demo, plumbing, electrical, etc.) with an estimated cost of each section. He clearly delineated what he was including in the estimate and what product we were responsible for purchasing and gave an estimated completion date. I have never received such a thorough and comprehensive breakdown of costs from a contractor in the last 25 years. I was impressed, and if his thoroughness on paper was any indication of his overall process, we were ready to sign up. Before beginning the project (and before each phase), Jesse gave us a rundown of what to expect in terms of time, noise level, ancillary workers, and product requirements. He curtained off the work section with plastic and tape, limiting the dust exposure and noise level. We gave him a key to the back door, but he always let us know when he would be coming. We were mostly preoccupied with our business next door but occasionally saw him throughout the day. He is certainly pleasant but always remained professional and unobtrusive. His subcontractors were also high quality. In addition, Jesse thoroughly monitored each phase for problems and was extremely diligent about making sure there were no leaks. He is highly focused, and his workmanship is superb. The design esthetic was largely owner-driven. We wanted an updated look but also wanted to maintain the same solid feel of the mountain house. We put in a jacuzzi tub to relax at the end of the day and kept the room uncluttered so it could serve as a guest bathroom at a moment’s notice. Jesse had some great recommendations including reconfiguring the arrangement to make the area more spacious and adding ambient floor heating, a cleverly concealed access panel to the tub mot"

"This experience was a mixed bag.  The first contact with the salesman, went well, he was pleasant an knowledgeable, he measured and gave us an estimate, and we scheduled the work to be done.  The estimate was a blanket estimate with no detail or itemization which we would have been more comfortable with.  He said that his foreman would be in touch with us right away.  The foreman came out, was very pleasant, viewed the job site made an adjustment to the plans eliminating one of the supports which he said we would get credit for and would call the salesman for the cost adjustment and they would contact us.  weeks went by and we repeatedly had to ask for the credit.  The salesman never did call us back, but we finally received the credit from the office. <br /> Originally the install was scheduled for October 4th.  That was a day both my wife and I had off and wanted to be there.  The day before the scheduled work, the foreman called and said they had cut the material from the wrong color and we would have to reschedule which we did.  I had to take a day off from work in order to meet this new appointment. <br /> They day of the install, the foreman showed up early with one other installer and got to work.  At the initial meeting with the foreman he assured me no to worry about removing the items on the patio that they would do everything.  Wanting everything to go smoothly, the day before I removed the potted plants, most of the furniture, and the carpet, everything except the rug pad and the sectional.  As the crew started work, they dragged the sectional off the patio, but left the rug pad and started walking all over it with their tools and ladders.  I said "Hey guys, I moved everything else for you, can we move the rug pad?"  which they finally did. <br /> After that the work went smoothly and quickly.  They were done in about 4 hours.  But the quality of the installation was lacking.  They left a very noticeable 2 inch gap where the header meets the house, and the molding on the outside we were told would extend 4-6 inches was actually 13 and looks very odd considering the size of the cover. Not great installation. <br /> When they were finished, the slid the sectional back on the patio and left.  Not even an offer to reload the furniture back onto the patio.  So Much for the offer that they would take care of everything. <br /> This wasn't a terrible job, but not a great one either.  I am sure I could have gotten worse, but I am also sure I could have gotten better. <br /> <br /> <br />"

"Project went really well. I was able to pick the style and color along with the type and placement of all the windows. Once the permit was obtained from the city the project went very quickly with no problems. The room went up in a day including all the electrical outlets, ceiling fan, etc. I didn't rough in my central heat into the room, but it is so energy efficient that a small space heater keeps the room warm whenever I use it in the winter. The lattice patio cover turned out really nice and provides just the right amount of shade. <br />"

"Garry called me and requested to come over to see the scope of the work. He showed up right on time for the appointment and after I showed him the broken pocket door and explaining that I wanted all the hardware to be replaced including the top track. He wanted to make sure about the quality of the top track I like him to buy, so gave him my specification that is to get an aluminium track and 3 wheel rollers, I was tired of spending money to repair every year. He called me the night before to make sure I will be home. He showed up on time to start the work. I told him here you are, I will be in my home office, when done just call me. So, took a little longer that I expected it, because of wall sheathing being plaster board, but when he called me and went to see the completed project, to my surprise, he had completed the job and just about ready to paint the access opening of the wall - which you need to open to replace the track. He charged me exactly what we verbally agreed and I was very happy that after so many years of search and work with so many handyman, I finally found a professional and honest person who respected the verbal contract and did not charge me more for the extra unexpected site issues. Garry has very good communication skills and keeps you updated with the schedules and appointments via cell phone. I will recommend him to anyone for a small or medium projects. All I can say "what a guy.""

FAQs for sunroom or patio enclosure building service projects in Big Bear Lake, CA

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
