Brians proposal covered removing major portions of the cement tiles, replacing the underlayment with updated materials. The other proposal just spot treated the leaking areas. The choice was easy as the prices were comparable and I prefer to work with local contractors. After inspecting the roof and chimney flashing Tony told me my roof was actually very well done and in good shape, and that in his opinion the source for water leaking into my home was due to a rusted out chimney case cover and termination cap (I got those items replaced as suggested and my problem was solved).
