"2 of 997 Urgent: Project Management Issues & Pending Renovation Work We are experiencing significant project management issues that have caused unnecessary delays and frustration.Their quality of work is good but project management sucks big time,. We started our bathroom rennovations on Nov 29th 2024 the project wsda supposed to be completed in 5 weeks now it is almost 2 months and the master bathroom still needs to begin constreuction. We have had 3 project managers so far. However, despite multiple follow-ups over the past week via our text messaging group and several calls, we have yet to receive any updates on a variety of outstanding work in the loft and guest bathroom that need to be done. This lack of communication and progress is unacceptable. While we understand that Elkay is taking a break, the responsibility for keeping us informed and ensuring the project stays on track should not be neglected. We are not getting proper updates about stataus of several pending issues and we feel like we are being passed around without any clear resolution or accountability. The most pressing concern is the arrival of the bathtub, as all further work on the master bathroom is stalled until it arrives."

"Wonderfully professional, efficient and great follow-through. We had all our external windows replaced including three with extra soundproofing and also one sliding door. All interactions were excellent. A big thank you to Joe and Gabriel Kelemer and their team- and also to the window vendor, Vytex."

"We could not have asked for a better contractor on this project. We were very skeptical of Brian's estimate that it would take two months for the project, but he nailed it. Brian was on-site almost every day, both directing his team and doing much of the framing and finishing work himself. We felt like our project was his top priority from start to finish. Brian is meticulous and clean - every tool/material was hung up and organized when not in use, and there was never any sign of dust or debris when he left for the day. Any time we needed to change something, Brian quickly provided an estimate and fit the work into the schedule. Finally, Brian is honest and kind. He joked with our kids, he played with our dog, and gave us his honest opinion when he thought we could make a better choice on materials or fixtures. We will absolutely be calling Brian again for our next project."

"We had known for a while that we intended to get a sunroom, and looked at Maryland Sunrooms as well as Patio Enclosures and a general contractor. For the quality and price we were looking for Maryland Sunrooms was clearly above the competition, and we never regretted going with them. From our initial discussions with them, through signing the contract, all the way to the completion of the project and beyond what we appreciated most was that we were able to always communicate directly with Mike, the owner, and Pete, our project supervisor and they were always responsive and helpful. On top of that, we were beyond impressed and pleased with Saul, who actually did almost the entire construction himself besides pouring the slab and running the electrical, which they subcontract out. He's incredibly talented and was so wonderfully easy to work with, which was especially important as we were coordinating siding and gutters contractors and plumbers as well to do work in conjunction with the sunroom. The final result is simply stunning, and we have no regrets at all about a year out. We'd happily recommend Maryland Sunrooms to anyone."

"We needed to have the inside of our entire house painted in preparation for selling. I chose Howard painting on the recommendation of a friend and he was the only one I got estimates from who accepted credit cards. Mr. Howard did not respond to my emails, but he was available every time I called and he returned my texts. His crew was very friendly and punctual. They did a great job painting and even fixed a hole in a door that we were unaware existed. My issue with Howard Painting is that they threw out my towel holders in one bathroom without asking; they didn't replace the blinds after taking them down; they didn't replace vents in the wall or ceiling after painting and I just discovered that they painted my vinyl window casings on at least two windows! I haven't checked any of the other windows yet. The only explanation I have for them painting the vinyl casing is that it was dirty. I could have cleaned it when they were done. Painting over it was not the professional thing to do. In painting the window casings, they painted over the buttons that pop open so you can lock the windows in a venting position. And, it just looks bad. I am going to have to find someway to fix their mistake. They also removed the smoke detector from a ceiling in the downstairs hall, along with the screws that hold it up. Now I have to find screws to put it back up. I was charged $350 a bathroom even though my husband had painted 3/4 of the half bath which is the size of a closet. I admit the other two bathrooms required extra work sanding down rough areas from previous patching. They did a good job, I'm upset about the windows and losing my towel racks the most."

FAQs for sunroom or patio enclosure building service projects in Brooklyn, MD

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
