      Comment: An undetected leak under my whirlpool-type shower/bathtub has caused subfloor damages all the way through to the original joists in the basement and ceramic tiles around the tub. Those will need replaced. The bathroom is large compared to most homes in this area, about 15’ X 20’, with a sharply sloped ceiling, from about 12’ at the high end to about 4’ at the short wall. Currently, there are 4, very old track lights in the ceiling and 2 wall sconces (1 on either side of a 3-doored mirror/medicine cabinet) which I would like to replace and have new wiring installed. The vanity is a single sink, 60” and is situated beside the toilet. If the budget is able to support a double-sink, new mirror/cabinet AND new lights, it would be ideal. The position of all these are fine, but the toilet will need (at least) to be reset, if not entirely replaced. To replace the leaking tub, I would like a 60” wide, walk-in shower with a center drain and centered on same wall (opposite the vanity) where the tub currently is. The drain is on the right, so I’m not sure how much would be involved to move it. These are just ideas, but a new shower, lights, wiring, floor are a must. One other thing is there is currently no exhaust fan, which isn’t necessarily a problem but I thought maybe a double ceiling fan might be an option…..
