"My service tech, Jordan Foy, called promptly in the morning and arrived right on schedule. He was friendly, knowledgeable and did a great job installing my sump pump and the underground line. He made sure I approved of what he was going to do each step of the way. He was also very nice to my golden retriever puppy who wanted to be his assistant. I will be using Ayers Basement Systems again for additional work on my basement next spring."

"Rough framing went pretty well.

Initial electrical work was a give and take, dimmer switches that did not work properly, until the third set caused a lot of concern.

Venting was good with repeated requests for a low return air vent finally completed. Vents at outside wall were not sealed.

Plumbing is done.

Dry Wall work was poor in places not fixed by finisher. Dry wall hangers hid trash under stair well they enclosed, instead of removing to garbage. Fixed by carpenter.

Tile work very good.

Initially carpet and padding quote was not honored properly, but was eventually settled OK.

Finished carpentry, went slowly, working part days, but looks very good.

With 90 percent of money paid, progress was very slow.

Contractor Cass Gajewski needs to check on subcontractors after each phase and stay on problems and maintain quality.

"

"I contacted Don at Precision Built Construction on a recommendation and it was the best call I have ever made.
Don came to my house the next day to look at my roof. He introduced himself, gave me his business card, and we spoke about the issues I was having with the roof and what my expectations were for the completed project. Then he did the first thing that impressed me. He actually climbed up on the roof to look at it. I had already had 3 other contractors come and give estimates and not one of them had gotten up on the roof to look at it. After a thorough inspection he informed me that there were 2 layers of shingles on the house, not just one like the other contractors had stated. I would have had a huge increase in the price of labor if I would have chosen one of the other contractors when they found the second layer of shingles. That was the first savings he gave me. The second savings I received from him actually may have cost a couple hundred dollars up front, but will be a huge savings in the long run. Don built the house next door to mine and was very familiar with the high wind conditions on top of the hill that my house sits on. I had chosen 3 tab shingles because that was what was already there. He asked if I had considered Dimensional shingles due to the high winds then he not only told me, but showed me using samples why Dimesnional shingles would be better on my house. This led me to change my mind and pay a bit more up front and not have to replace shingles torn off by the wind.
Two days later, Don hand delivered the quote for the roof and explained exactly how the work would be done. He used laborers to tear off the old roof, but he alone would put the new shingles on because he wanted to make sure that they were all nailed on correctly. He told me that he would begin the work on Friday morning if I accepted his offer, which I did. His price was very competative and I liked his attitude. I didn't feel that because he was doing buisness with a woman that he ever tried to take advantage of me of over charge for anything. True to his word he showed up on Friday morning with his crew ready to work. The roof was removed in sections exactly how Don said it would be and he alone put on the new shingles. One day it was very cold and rainy and I expected Don to call and tell me he would not be there that day, or just not show up, but to my surprise he worked on the roof all day to get it completed on schedule. There were a few added obsticles to the roofing job. First it is an old farm house that has lightning rods on the roof. One contractor absolutely refused to replace them if they got the job. Don put all of the rods back exactly where they were originally placed and there have not been any leaking issues. He also moved a bathroom vent pipe over for me which was not part of the roof job, but I asked if he would fix while he was up there.
The overall look of the roof is stunning and my yard was spotless when the job was complete. I only found 1 old roofing nail in the yard after he left. I paid 50% of the cost the day before the job began and the remainder when it was complete. There were no surprises or added costs except for about $45 in board replacement that was not visible until the old roof was stripped and then I was only charged for the amount of the board that he used, not the entire board.
I was so impressed that I recommended him to my boss who needed his roof replaced. He came into work after his roof was finished and could not say enough good things about his new roof and experience with Don.
I called Don back in late October to see if he would be available to roof another house I own in Bay City, a two hour commute each way from Gaylord, that required 28 square of shingles on a 10/12 pitch. I purchased all of the materials and had them roof top delivered. Don unloaded all of the shingles and finished that Job by himself in just 4 days. There were 4 square of shingles left over from the job. A shady contractor could have returned those shingles and pocketed the $451. Don called me and asked if I wanted him to return the shingles since they were already in the back of his truck. I told him that would be great and the sales person called me as soon as Don dropped off the shingles and credited the amount back to my card.
I now have him working on a roof, bathroom floor and wall repair, door replacement, and porch replacement on another rental I own. He is the only contractor I will ever use from now on and I highly recommend him to anyone needing work completed. Don is honest, very professional and takes extreme pride in his work. He has somewhere close to 30 years of building experience and is not a builder who just studied and took a test to get his license. He is the real deal from begining to end. Don't let the fact that this is a small business scare you away. Don will complete your project quicker and more professionally than most big companies with a very competative bid. He will be there everyday until the job is finished. He will not start the job then disapprar for 2 weeks before he gets back to your job.
"

FAQs for basement remodeling projects in Clayton, MI

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
