"2020 has passed and we couldn't be happier with our completed first floor project, thanks to Jim Rutherford Construction. Jim was willing to tackle what other local well known contractors were either unwilling to consider or bid so high as to be unaffordable. Our project proved to be a technical challenge from the onset, raise the ground floor by almost a foot of concrete, completely rebuild the first floor by installing 3 impact French doors, 3 impact doors and 4 impact windows, cut off support an internal staircase including modifying framing around a dumbwaiter, reframe and replace every exterior wall from 4' down. Plus an added surprise rebuilding and repairing 45' of a heavily spalled concrete tie-beam in less than a week. We're still amazed at how quickly and confidently Jim set about taking on the project, he seemed to have it figured out before we even committed to getting started. He knew just right carpenters and subs to assign the work to. Once they began, they never stopped till the project was completed. Workmanship was outstanding, inspections were a breeze. I commend Jim and his crew for the quality of work and attention to detail, no shortcuts taken, stainless hardware/fasteners throughout and only pressure treated lumber. Add them all up and we have a completely new remodeled permitted downstairs ready to withstand the elements. "REBUTTAL TO DIRTY SURFACE SILVA SOLUTIONS RESPONSE: 1. I am amazed Paul W suggests “I figured she wanted something for free as a cleaning.” I paid him $1,600 and have court ordered damages of $2,418 with interest. This figure does not cover the damaged screens and curtain. He said he would make things right and then refused to respond and I have his texts to prove it. The tile and grout is original and has had NO REPAIRS. New tile and grout was installed in 2014 by Haddinger Tile and the job was perfect. I do not know where Paul W came up with the fabrication “it was 2 tune before I started” if he is claiming two different colors of grout. The work was done at one time with the same brand and color of grout. The stained grout responds to a stiff brush and grout-cleaning chemical, leaving it all the same color. 2. This company advertises they clean dirty grout. The high pressure extractor was malfunctioning and pushed gallons of water around my floors and under my cabinets, grinding dirt into my grout and tile and leaving significant residue on the baseboards, tile and all corners. I have significant damage to my cabinet toe kicks, window screens and one sliding door duet curtain is soiled from the dirty water waves. 3. This company cleaned my windows 2016 and 2017 with my requirement of two people as suggested by the window installers because the heavy sash and the way the screens must be removed in order not to damage them. Mr. Wells removed the screens by himself and had a lady wash the windows inside and out. He manhandled the screens and bent and damaged the frames and did not put them back properly. The sills were not wiped clean, the windows were not professionally washed and the screens were damaged. 4. The company advertises they clean dirty grout and post videos and pictures of the cleaning process. They do not show waves of water surfing over the floors they are cleaning like occurred at my house. I researched the equipment with regard to the excessive amounts of dirty water that were sloshed around making large dirty waves on my floor which was pushed against my baseboards, the corners of every room and under my cabinets which destroyed the cabinet toe kick facings and grinding dirt into the grout. The man who sold the equipment to this company explained that excessive water on the flooring is the result of equipment malfunction, which is immediately obvious to the operator, and the machine should be stopped immediately to diagnose and correct the equipment malfunction, otherwise an outcome like mine is the result. 5. When I had an opportunity to look at the work I immediately contacted the service provider who came out and took responsibility to resolve in person, by phone and twice by text. "...I am going to fix it. I am planning on it....." and "This week it will be resolved. Send me the info where you got the kitchen from", which I provided for the 3rd time. That was July 9, 2018 and he has refused to respond and to provide me with the work order/invoice with my check number and “paid”. I have not seen the calculations of the pricing which seems excessive based on his advertising. 6. There should never be an excessive amount of water on the floor. The ruined toe kicks were not a mystery with waves of water leaving dirty residue on the toe kick facings 3" high as the standard construction of toe kick facing is ¼" ply faced by a veneer matching the wood species of the cabinetry. The ply construction is vulnerable to water, which is why my toe kicks were destroyed, which is not uncommon when excessive water is pushed under the cabinets. 7. He used an aerosol spray can grout sealer which is required to be directed totally to the grout at and did not apply it according to the directions based on aerosol products and videos available on youTube. It is required that the grout be saturated with the sealer. He sprayed toward the grout, walking in a crouched over manner with the spray directed at the floor at an angle which sprayed a good 4-6” on either side of the grout with the can at least 10 inches away from the floor. The directions are very specific that the spray grout sealer application MUST be directed directly onto the grout from a distance of a few inches, that two applications are required. Professional companies use a liquid grout sealer and apply it with a brush or tapered foam pad, usually taped to a handle so the material can be pushed into the porous grout. The company states: "We are a reasonably priced company that does a great job and guarantee our work. Here at Dirty Surface Silva Solutions, we will offer you some of the absolute best cleaning options in the area, no matter what it may take in order to do so." Clearly, they do not stand by their advertised guarantees."
