"Mike L, David L, and Elias V from the San Antonio area came down and did my foundation repair. They were very good at what they do and very professional. I would highly recommend them! Thanks again guys for all your hard work! They had to install 17 piers and made it look easy. Cleaned up and can barely tell they were here. Thanks, Steve"

"On the Friday before the work was scheduled to begin, I got a call from Kristie confirming the date. On Monday morning, the first crew arrived at 8:00am to begin digging. The crew chief walked with me around the house explaining what they were going to do. I tried to stay out of their way most of the time, but when I did go out to check on the work he showed me their progress and answered my questions. It was in August and one of our 100-degree days so a little after 4:00pm he told me that they were going to knock off for the day and come back the next day to finish. They arrived Tuesday at 8:00 and began work immediately. They finished the drilling, installed the rebar and poured the concrete. They were finished shortly after 11:00am. and told me that another crew would be out the next Monday for the finishing work. Again, I got a call from Kristie on Friday afternoon. The new crew arrived at 8:00am the following Monday morning. Again, the crew chief explained what they were going to do. We walked with me through the house and I showed him the doors that I was having trouble with and the cracks in the wall and the bathroom floor. They placed the jacks at the piers and jacked up the house. During the process, the crew chief came in to measure the floors until they were level, the doors closed properly and the cracks visibly closed. They then custom built the pier caps and finally replaced the dirt and cleaned up the yard. I was very pleased with the work and would recommend this company."

"I needed to repair the sewer/water line under my house. I contacted several plumbers, but felt most comfortable with Alb’s Brothers Plumbing. Francisco contacted me and provided a free inspection. He explained the problem thoroughly and what needed to be done to complete the job. He worked with my budget and was very understanding. Francisco was helpful, courteous and went the extra mile to complete the job. He repaired the pipe while it was raining and I’m sure past his working hours. I had a pleasant experience with Francisco and Alb’s Brothers Plumbing. I would recommend this company for all your plumbing needs!"

"Bryan, our Technician, arrived early for 8am appointment and diagnosed the problem quickly. He also noted that leaky water heater was under warranty - which I thought meant delays and work on my part to get credit - boy was I wrong - the Watermark team took care of ALL OF THAT! I paid for Watermark to pick up the new water heater - much cheaper than buying whole new one. Bryan also installed two pans plus drain pipe, since none existed. This was a big job - he did have someone come help him - he finished up after lunch - GREAT JOB by entire team - such a relief!"

FAQs for basement drainage channels installation projects in Crandall, TX

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
