Customers say: Quality work

"Dennis is among the finest professionals I have ever employed. He gave me a reasonable quote and had almost completed the job before I left for a holiday; so, I paid him in advance. He called me while I was traveling to tell me that he had discovered a problem in the foundation from the previous builder. He tore everything apart and redid the job after I got back without any discussion of getting paid more than his original estimate. After completing the work, he asked if I would consider paying something extra to cover his additional cost. I volunteered an amount which I thought was fair, and he accepted it with a smile and a handshake. I would have given him five stars before the problem. His handling of the problem deserves an extra five stars. He also was a pleasure to deal with. ... And he earned a lot of good will for Home Advisor."

"Lawrence Site Contractors did an amazing job replacing our front porch. They were thorough, cleaned up after the job, and were very pleasant to work with. They came when they said they would, and communication was great. I highly recommend them."

"Dear Michael & Son Customer Service Team, I am writing to formally express my disappointment and frustration with the lack of service I received today. As a customer enrolled in your Unlimited Service Plan, I expect timely communication, reliability, and a basic level of professionalism. Unfortunately, today?s experience fell well below those expectations. The service provided was inadequate, and the lack of follow-through and responsiveness was unacceptable?especially for a customer paying for a premium plan that is advertised as offering priority care and peace of mind. Being on the Unlimited Plan was a key factor in my decision to continue doing business with your company. Experiences like this call that decision into question. I did not feel valued as a customer, nor did I receive the level of service your company promotes. I would appreciate a follow-up to discuss this matter and understand how you intend to resolve it. "

FAQs for brick or stone siding: repair or partially replace projects in Downingtown, PA

Stone veneer isn’t a weekend DIY. Even lightweight faux panels are heavy and must be anchored, flashed, and sealed to keep water out. Missteps can lead to cracked stone, leaks, or injuries. A licensed siding contractor arrives with scaffolding, masonry tools, and the know-how to set each piece safely and neatly, giving you a long-lasting, professional finish.

Stone veneer durability is robust when expert installation and proper maintenance are employed. When installed with precision, regularly cleaned, and sealed as required, stone veneer maintains its integrity for 25 to 75 years. Inadequate installation, however, leads to water intrusion and structural issues that compromise its longevity. Consistent upkeep and adherence to quality installation standards ensure decades of reliable performance.

Covering the entire exterior of a home with stone veneer is feasible but comes with a significant cost increase. Full coverage escalates both material and labor expenses due to the additional square footage required. Many homeowners reduce costs by applying stone veneer selectively—such as around entries, foundations, or architectural accents—while still achieving an upscale appearance and enhancing overall curb appeal.

Installing stone veneer over brick or stucco is entirely possible when the underlying surface is stable and properly prepared. The substrate must be clean, dry, and free of any loose material to support a secure application. Additionally, any areas of flaking stucco or deteriorated mortar must be patched and allowed to cure fully before a professional applies the new veneer, ensuring lasting durability.

Stone veneer siding offers a substantial cost advantage compared to full-thickness natural stone. It costs 25% of the price of natural stone because it is manufactured from concrete and lightweight aggregates. This method delivers the genuine appearance of stone while featuring a thinner profile that simplifies shipping, accelerates installation, and consistently reduces material expenses.

For a 250 square foot exterior area, stone siding installation costs range from $9,800 to $18,000, while installing stone veneer costs between $5,000 and $6,000. This clear cost breakdown demonstrates the significant savings achieved with stone veneer, which uses a lighter construction method that minimizes both material and labor expenses. Homeowners benefit from these lower costs while still attaining the attractive look of natural stone.
