"As a Realtor, Schan has done many of my clients' radon system install and they all were extremely please with his knowledge, install and his going above and beyond to make the system appealing from the exterior of the home. Many companies will not make the effort to ensure that the system does not look unsightly. Schan does and he is an expert at what he does. I would only recommend Schan to my clients!"

"System itself is good but there were some issues with the install. The technician drilled through the exterior wall into my bedroom and damaged the trim. They also destroyed several of my wife’s plants in the garden and didn’t tell us it was going to be an issue. We could have moved the plants before installation if told."

"My existing window well had pulled back from the homes foundation over the past 20 years, allowing water and sediment to enter the well. Sediment would plug the drain causing water to build up and create an aquarium in the window well. You pass waterproofing installed a new window well and securely fastened it to the cement foundation. They carefully removed the previous window well and took care not to brutalize the surrounding landscape. Completely satisfied with their work"

"Sidad installed our Radon gas system. He was on time, had all the materials with him at the job, worked straight through and completed the job and cleaned up his mess inside and out. The Radon was retested in our home and came in significantly below what is considered the acceptable limit. I would recommend him to anyone putting in a Radon system."

"Scheduling was easy, and the staff were always quick to respond when I needed to contact them if I had to leave a message, I received a call back in 15 minutes or less. The inspection was done by Chuck, who was willing to work with me to stay within my budget. He spoke honestly about what he saw, and gave reliable advice. He turned around a slick report which detailed every issue and the implications. I will definitely use this service in the future."

"We were in the inspection process of buying a house, and Greg agreed to do an estimate, even though we knew the crawlspace might have been a deal breaker for us since it was in pretty bad shape.  The home inspector suggested a vapor barrier.  I searched Angie's list and found Greg and his crew.
Another local company I called would not come out to do an estimate since it was only a home inspection, and we weren't 100% sure we were going to buy the house, let alone complete the work after the purchase.
Upon talking with Greg the first time, I had a feeling that he was going to do a good job and be easy to work with.  He was very straight forward and truthful.
The crawlspace was a dirt floor, and probably hadn't been touched in over 20 years.  It was dank, wet, full of bugs as evidenced by the webs and old traps.  It was also had the beginnings of some rather serious issues from the neglect.  The bones were good, but it was definitely time to dry it out and start over.  Originally, I was looking to get the sealed with concrete and Greg suggested a new material, a spray on material, to use instead.  He assured me it would be strong enough to be used for storage items.  It would also save us 4 inches of clearance over the concrete, which makes a difference in a crawl space.  I decided to go with it, even though it was a brand new method at the time for Greg and his team.
We decided to move forward and buy the house and we also decided to hire Greg and team to help transform the space in to a working storage area.
I could not be more happy with the result.  Greg's team showed up and immediately got to work.  Even though the house was not being lived in at the time and other contractors were there, the entrance and work areas were covered in plastic which is good thing as the guys coming out of the crawl were covered in mud.  I was surprised out how swiftly the crew got to work.  They got the job done quickly, and were extremely professional throughout the entire process.
After a fantastically wet spring, it turns out that a foundation crack was causing some very minor seepage from the outside after all of the work was complete.  Other houses in the area had their entire basements and crawls completely flooded.  Greg came back and sealed a very small crack free of charge to finish up the job.
I wish I had more crawlspaces to give Greg and his team more work.  I will definitely use them again should the need arise."

"12/23/15 Update: After heavy rains I'm getting a large pool of standing water in the middle of my basement. Contacted the company and they're saying that the area that's leaking isn't covered by the warranty. I also never got that discount that was on the quote. They charged me $3,000 to fix water in by basement and now say they're not responsible for water still in my basement.

The worker sent by the company worked hard all day and were very efficient in their manner so that I never felt that time was being wasted. The problem was that the ladder leading to the basement area (my home is 90% crawl space) was damaged in the middle of the job and I was not informed during or after.
As a result, I almost fell backwards when I placed my foot on what should have been the next rung that wasn't there. The drop from the last remaining rung to the basement floor was a good 3ft. I could have been seriously injured had I not been able to keep my balance. That said, the basement was left a mess with broken ladder pieces and broken up concrete all over the place.
The job was done, but a section of the vapor barrier (which was $300 to install) was not sealed allowing seepage.
I called the rep I worked with originally and after some back and forth and sending pictures of the damage sent out one of their people responsible for follow up repairs. He repaired the ladder and cleaned up the mess that was left behind after the original work was done, but told me there was nothing that could be done about the gap in the vapor barrier.
I'm not sure why I paid $300 to prevent seepage from the walls and being expected to accept that it doesn't fully work. Also, the original quote from the rep had a $150 discount for being an AngiesList member. The final bill did not have that discount applied.
After several heavy rains, the drain tile and sump pit seem to be working. I still have that open section of vapor barrier to deal with, but overall it's much improved than what it was before. All said, I had further interest in getting my crawlspace encapsulated, but I don't think I will call Reliable Basement again due to the billing issue and headache post-job."

FAQs for radon gas abatement projects in Elburn, IL

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
