"In January of this year, my wife and I decided we needed to transform our finished basement to an inhabitable living area. That would require adding a bathroom and an egress window for â emergency escapeâ . We hired a contractor for the bathroom and began the research on egress windows. As we were anxious to move ahead ASAP, I began contacting companies that installed egress windows. We had a couple of reps come out, look at our basement, discuss the process and quote prices. Estimates ranged from $8000 to $12000. Most had 2 things in common. 1} They could not schedule the job until somewhere in May or June as â windowsâ wouldnâ t be available until then. 2) Any â finishingâ work (necessary sheet rock and trim) would be extra as they did not do that. In March, I happened upon a copy of a regional advertising magazine (Clipper) which came in our mail. In it was an advertisement for â Basement Gurusâ . Since we still hadnâ t made a commitment for the work, I gave them a call. After discussing the job with them, I came to conclusion to go with â Basement Gurusâ . There were five reasons why I made this decision. 1) It appeared to me, based on reviews, the company had a good reputation. 2) The fact that they had windows in stock. This would move job completion date up significantly over what I had been told by at least three other companies. 3) The price. 4) Excavation would be done manually eliminating the possibility of damage to my neighborâ s lawn. 5) Sheetrock and finishing included. Our egress window project (install/follow up sheetrock/trim) was completed on time. Three workers came to our home for the install. They completed the window in three days. Very efficient, professional. Our township inspector came out a few days later and said â all looked goodâ . Also, John the sheetrock/trim person told me he had done a number of egress finishes. He said this one, as opposed to some heâ d seen, looked really good. The sheetrock and trim was completed in one day. An egress window is a big job. They make alterations to your homeâ s foundation! All in all, Basement Gurus did an awesome job! We now have a really nice â livableâ basement adding significant value to our home. Basement Gurus gets my full recommendation! "Great. I have an old house built in 1905 with stone foundation walls and another part with cinderblock walls. After learning the difference between their WaterGuard and crack repairs and what other companies do, I chose them because their upgraded products and ideas really made sense and I was willing to pay a few bucks more for better stuff and a good company. They ended up being the middle guy in cost, but way better quality I think."

"This company impressed us from beginning to end! The estimate and finished price were far lower than other quotes, while the quality, speed & cleanliness of work was far superior to what others offered. They hung plastic sheeting & barriers surrounding the whole work area & used a ventilation system so there was never dust anywhere. ( Concrete dust is dangerous, not just messy!) The entire team ( 5 people 1st day, 3 on 2nd day) always removed shoes & treated our house & us with respect. They walked us through the steps of the job, showed us the work & the damage/ wet areas & the undamaged areas at several points as they were doing it (without being asked). Tested sump pump in our presence... without us asking. In addition to other source of water, they found a crack in the foundation & worked to examine the extent of damage.. which went all the way from outside in. They showed us the full damage, offered to fix this more completely, explained options to do or not do that work, but never pressured us. They provided life-of-structure warranty. They even told us they caused a tiny area of damage to woodwork on a window sill ( I would never have been upset about) when they were done THEY pointed it out and THEY spackled & fixed it ( like 5 min work.) The whole job took 1 and a half days. Like anyone, I was heartbroken to have started finding water in my finished basement & terrified of the cost & the process of fixing it. This company made this as affordable, convenient & low-stress as I can possibly imagine."

"The team fixed the foundation around our crawlspace vent and also did a full repair of our stone and brick porch. They also installed a railing on our porch. Our Sales Rep, Keith, kept us in the loop through every step of our project and the guys who completed the work were fantastic. We couldnâ t be happier with the results"

"Jim from STOPLEAK was friendly, efficient in the assessment of the problem. He didn't try to upsell or push me beyond what was actually needed to address the problem. When it came time to do the repairs the team was on time, extremely polite and worked hard to be exacting in how the completed the repairs. This is the type of interaction I wish I could have with all contractors & specialty home repair companies!"

"The Crack Man promptly gave an estimate for repairing a crack in my poured concrete basement wall. He responded promptly to all of my questions. He arrived on time and the repair was done so well that the repair is barely visible. He was kind enough to do my job on short notice in order for me to put my house on the market. I wholeheartedly recommend him."

"They came out to determine the cause & fix for my watery finished basement & for an estimate for repair. I had three plumbing group and four foundation groups who told me it was a foundation issue & repair would cost quite a bit. Armored Basement Waterproofing inspected my basement & cut into my drywall under the sink. He found a broken connecting joint where one pipe entered another pipe for drainage. The pipe was not enough connected due to the break. When our well neutralizer automatically back-washed q 5-7 days, the volume and pressure broke the pipe & was flooding the basement. I was a little doubtful that this would cause the flooding, but that night my experienced the backwash; he said it lasted for 30 minutes, with the water dislodging the pipe & dumping about 40 gallons of water. He tried to hold the pipe inside the connecting drain but water still poured out. Although Armored Basement was here for about 30 minutes inspecting, we were not charged any fee. He saved us an expense foundation repair job ($ 8,000-10,000) that would not have helped in this case. The plumbing repair job was only $400 . Really appreciate their evaluation and honesty. If we have a foundation issue in the future, we call them first! And recommend them to friends."

"Day one went fantastic.  Butch and Brad arrived on time and went straight to work doing all of the jack hammering and other prep work for the installers.  They were both very proactive in identifying potential issues with things they weren't even working on as well as keeping us posted throughout the day with what they were doing and what we should expect.  They were great. <br /> Day two was ok.  Had a new Crew with Corey as the lead and he did a decent job of answering my questions.  The crew was removing all of the concrete and installing the drains and sump pump, so it was a fairly labor filled day.  <br /> Day three was the exact opposite of what we experienced on day one.  Corey was the lead again and it was clear that the new crew that day wanted to go home.  They were very rushed and a lot of sloppy work was done.  There was no walk through of what we should do now, how to operate the sump pump/Blue Canyon....just packed up and left.  When the Blue Canyon was installed, we were never informed that a large pipe would be sticking out of our floor, nor that it would be as loud as it is.  The attitude of the gentlemen installing it was like "oh well."  They eventually moved the pipe away from the wall, but they weren't happy about it.  Upon further inspection, there was a lot of sloppy work.  All of the finishing work was very poorly done.  ie: concrete work had divots in the floor, could see daylight around the pipes going out of the house, concrete was rough and not smooth, Blue Canyon pipe outside wasn't fastened to the house properly.  It just looked bad! After three weeks, everything was addressed and fixed.  It was just unfortunate that it was required. <br /> Overall, I think the sump pump is fine.  It's only been a few weeks since its been installed.  We are, however, very disappointed with the Blue Canyon system.  It is fairly loud and you really can't turn it off.  Plus, there is a pipe sticking out of my floor that is pretty ugly.  Had I known that was necessary, we would not have gotten it.  If their entire team could be made up of Butch, Brad, and Mike (one of the guys who came out to fix the sloppy work) this would have been a completely different experience. <br />"

FAQs for concrete foundation repair projects in Forest Hill, MD

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
