"contacted T&K Builders after discovering mold in my exterior wall, and their response was immediate and professional. The team quickly demolished the affected area and installed the necessary structural supports to safely hold the roof. Everyone on site worked efficiently, communicated clearly, and maintained a high level of professionalism throughout the process. They kept the site clean, protected materials from the elements, and were extremely organized—especially important since we received over four inches of snow the following day. From start to finish, the experience was seamless and stress-free. Their attention to detail, workmanship, and respect for the property truly set them apart. I would absolutely recommend T&K Builders for any future projects and would not hesitate to call them again. "

"A woman answered the phone and, when asked, politely informed me that we lived too far outside their geographical service area. I then proceeded to ask her a number of questions about crawlspaces, drain tile, and water. She answered ALL of my questions more completely and intelligently than ALL the other companies I've spoken with over the last few days. We saw some dark water spots and a slight bit of water in our crawl and I didn't know whether I should be running to spend big bucks installing an indoor drain tile system. I truly appreciated this person's courtesy and candor when it came to explaining water, when to worry & when not to. If I lived in this company's service area, I would call them FIRST if ever I needed assistance with foundation, drain tile, or concrete issues! Kudos for being so kind as to educate a person you were not even going to earn $1 from. Word of mouth is a powerful thing. :)"

"Ryan Musick and his Fivestone Foundations team were professional from the start. Ryan was accessible and prompt for his appointment to bid the project. He quickly took measurements, explained the capabilities of the system he wanted to install and emailed a bid soon after.  <br /> The project started the day my family and I left for a summer road trip. The Fivestone team arrived early and got right to work. We were doing last minute packing and loading up our car. The guys were polite and friendly and moving quickly on the job. Apparently, my older home has a thin concrete slab which allowed them to move around the perimeter of the basement in less time than they had anticipated. We left town and left them with access to the basement. Ryan kept us updated on progress and completion of the job. I was pleasantly surprised upon my return, at how clean they had left the basement. I had seen the amount of concrete and dust dislodged at the beginning of the project and there was not a trace when I returned.  <br /> It was some time before we had any rain in the St Louis area to test the system and when it did finally arrive, we noticed that a floor drain outside my basement door was clogged with silt. The sump system was not working for this particular exterior drain. I texted a picture to Ryan and he called immediately. He said he would talk to his installers and get back to me. Within the hour, he called back to say that the installer had worried about tying the drain into the sump system and thought that connecting it directly to the sewer line would be a better way to handle the dirt and silt.  <br /> Within 24 hours, another Fivestone Foundation team was at my door to connect the floor drain to the sewer line. That was fantastic response time! Again - they were polite, respectful, moved quickly and cleaned up after themselves.  <br /> I would highly recommend Fivestone to anyone looking to install a basement drain tile and sump system. They are knowledgable, professional and prompt.  <br />"

"It started out very good. They were there when promised and removed the old patio concrete. There was one problem though. The person driving the tractor hauling the old concrete must've been in too much of a hurry to pay attention to my boarder blocks on the side of my garage. He hit them and moved the end corner and broke the top block. The rest of job went ok until the concrete had dried and they removed the forms. I made the mistake of giving Jaime the balance of the money before everything was cleaned up. They left my back yard looking like a new construction site. All the grass was dead and tire indents from the heavy equipment used were all over. I asked Jaime if this is how he left an established residential job(like new construction). He tells me they were very busy but he would get it fixed. Also, he needed to get some dirt.(I feel this should've have been in the original estimate) It took 2 weeks!! Had I not given him the balance I'm sure it would've been finished much sooner. I had to pay extra for 4 yards of dirt for them to clean up their mess. And, the dirt he brought was FULL of a weed I had never seen before. I had to bring a picture to someone who knew about plants to get something to kill it. It's worse than dandelions. Overall the patio looks nice, with the exception of a crack at one corner of an expansion seam. Which in the contract it states that this can happen. One other note I feel is worth mentioning. I disconnected my hose from the house but left the quick connect splitter on the water valve. I come home from work one day to find the splitter off the house and on the ground about 6ft away from the house( this was going in someones pocket, but he got interrupted). I told Jaime about this and the look in his eyes, he knew. There was NO reason to take this $10 part off the house water supply. If you're going to use Landscrete make sure someone can be there to over see."

FAQs for concrete patios, walks & steps installation projects in Gardner, IL

Most sidewalks rely on a ready‑mix blend of Portland cement, sand, gravel, and water that trucks deliver to your site and pour in one continuous lift. For added strength, many contractors fold in fiber mesh or steel reinforcement. This mix cures into a rock‑solid slab that stands up to foot traffic, freeze‑thaw cycles, and daily wear for decades. Expect a pro to recommend a 4‑inch‑thick pour for standard walkways.

With the right mix, proper drainage, and routine upkeep, a concrete sidewalk can last 25 to 50 years. Freeze‑thaw cycles, road salt, and heavy loads all shorten that timeline, but sealing every few years and patching small cracks early keeps damage in check. Think of sealing as inexpensive insurance for decades of safe, stable footing. In milder climates, some slabs push well past the 30‑year mark without major repairs.

Concrete sidewalks crack as a result of significant temperature fluctuations and heavy load pressures. The freeze-thaw cycles and sustained weight from vehicles or intense foot traffic force the concrete to develop cracks over time. Applying a premium sealant every two to three years and substituting salt with sand for de-icing minimizes crack formation. Regular maintenance and timely repairs safeguard the sidewalk’s structural integrity and extend its service life.
