He came out to inspect my flat roof and took the time to thoroughly explain its condition. He mentioned that my roof was very flat and would need to be hot mopped—a service he doesn’t offer. What stood out most was his honesty. He explained that a torch-down roof, which other companies were pushing, wouldn’t last and would likely start leaking in just a few years. He even advised me to place my AC unit on a metal platform when the new roof is installed, as the current wooden one I have is not up to code—something no other inspector had mentioned. "Sept. 2024. We own a single story 2150 square feet home in Yorbe Linda. The spanisch tile roof is now 35 years old and it was leaking in one spot. ,We decided to replace all the underlying tar paper for the whole roof. We got four estimates, One was very close to California Roof experts, and two's costs 20% more. California Roof experts was the only company that offered a 20-year warranty on their work. They use a new superstrong woven silicone roofing paper to give this guarantee. Plus they were the only one that would reset the tiles on commercial wood strips to hold the tile in place. The wood strips have 3/8" thick rubber pads that will the water, if any, to allow to run under the strips. They did reuse the sheet metal that is places at the low point of two sided (gulley). I was skeptical of the sheet metals condition and I had Arthuro bring the sheet metal down for inspection and they showed no rust spots. I did however have Arthuro hammer flat some protruding sheet metal spots where the previous nails were so as not to cut the thin woven silicone paper. Also, we insisted on using city inspection, for which we paid, $330, Once the roofers started, they had always a full crew on the job, and we never had to call them up or prod them. Each evening, they cleaned up around the house before the left. There was no request for additional tiles, cement or any other item. Once the job was completed, it passed city inspection the first time. We are very satisfied with the company, their management, and their workers. Gunter H. Sanders"
