We’re Crawlspace Remediation, and we’re excited to be part of the Waterford community! Our owner, Sam Goode, was born and raised in Lafayette, IN. Believe it or not, he started out as a musical theater major before switching paths and earning a degree in Business Management from Purdue. In 2009, he began working in crawlspace repair and quickly found his passion. Just two years later, Crawlspace Remediation was born!\n\nSince 2011, we’ve been helping homeowners with not only crawlspaces, but also radon testing & mitigation, basement waterproofing, attic solutions, and mold testing. We’re also professionally Certified Air Inspectors.\n\nSo how did we end up in Waterford? Sam married a Michigan gal—now we proudly serve both Indiana and Michigan! We’re here to help make your home safer, healthier, and more comfortable from the ground up.

"I'm a firm believer in 'safety first', especially when it comes to my family. Phil Ioco, not only eased my mind about the radon system and the benefits to my family, he also worked diligently to ensure the instillation met my husband and I's expectations. He carefully walked us through each aspect of the system, and even followed up after the installation was completed. We are very satisfied and would highly recommend Phil Ioco."

"We had Robert inspect a very large, aging, unusual property - a barn that had been converted into a home forty years ago. We knew there would be issues going in, but we wanted a very clear baseline of all existing problems, and we wanted to make sure there were no safety issues. Robert was punctual and professional, and I immediately knew that all the positive reviews had been right. He inspected the exterior of the house and deck first, finding several issues he suspected would cause moisture problems in the basement, and he was absolutely correct. He used a drone to inspect the barn roof and captured clear photos documenting things as small as exposed nailheads that need repair. His process in inspecting a very large home was thorough and efficient, and he caught numerous issues, like a sagging spot on a ceiling and a bedroom door that wouldn't close, that we hadn't noticed. We also paid $60 extra for an infrared inspection, and Robert noted at least 3 areas where the insulation in the wall was missing or sagging. His insight was also clear in the report, which had an abundance of clear, well-labeled photos that provided us with the data we needed to start a list of repairs we plan to make in the future, as well as noting seeming structural issues that prompted us to hire a specialized inspector to look over the property. I had a bad experience with a Realtor's inspector in the past, who didn't report obvious problems like disconnected HVAC ducts in the crawl space, and Robert absolutely made up for that bad experience with his proficiency. His price was also very reasonable - it took 3.5 hours to inspect a 3000 sq foot house with 2000 sq foot basement, and we paid $675."

"Patrick was exceptionally thorough and professional.  Home was built in 1938 and had all the anomalies of a home that age; oiled cloth wiring, multiple non-grounded outlets, cast iron waste pipes, settlement cracks, radon, moisture in basement, etc.  Patrick spotted them all and provided copious photos and notes for documentation.  Even items which could not be inspected he made suggestions for investigating such as scoping the sewer line to the street.  <br /> He is more expensive than most inspectors, but easily saved me thousands by providing plenty of ammunition to reduce the offer on the home to compensate for needed repairs, plus providing the peace of mind that the home was well inspected.  Inspection was a full 6 hours for a 2300SF home, and could have been done about an hour less, but Patrick educates you as he notices things. So if you already feel educated, you may find it too long, but if you want or need the information, he will provide it.  He also gave excellent instructions in the report regarding items such as how to switch over from heating to cooling with the furnace and humidifier. <br /> Worth every penny.    <br />"

"I called Milestone and even though they do not service my area, they were nice enough to give me advice and answer questions pertaining to the radon testing and remediation process. This company has been radon testing for some time and knows its stuff. This was above and beyond since the company knew they would not make any money from this. I would recommend this company to do radon testing if they service your area."

FAQs for radon gas abatement projects in Leonard, MI

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
