"In the process, I learned that an airflow in the attic from the eaves to the roof ridge is the modern way. This system replaces attic fans. The new system requires venting near the eaves (soffits) and of course the roof ridge vent. My 1957 home did not have any soffits. Some roofing companies did not include this in their estimates. Arocon did include a lower venting system (not soffitts but the same idea) in their bid. They installed a mid-roof vent rather than venting near the eaves as my home has a roof overhang. All went well but about 20% of the pine boards (not 4 x 8 plywood) required replacing. The roofer took pictures with his cell phone and at least I had that visibility of the project."

"Overall the installation went well except the "bowing" in the portion of the roof over the garage. We contacted Power on several occasions, but we haven't received a proper response yet. Below is the email we sent to Power. Power did acknowledge receiving the email, but nothing has happen so far. Email: You replaced our roof April 23, 2022 – project number 35-74502. We’re pleased with the replacement except for the portion over the garage…it’s bowing. Below, is our account of the events detailing how we have tried to resolve this issue. March 26, we met with sales team, Chris Pierson and Christy. We were assured that the bowing over the garage would be addressed and corrected since we were getting a brand-new roof, down to the decking/framing. The replacement should resolve this issue unless it’s structural. Brandon, project manager came out March 30 to check the readiness of the installation; to verify the frame could support the new roof. During the appointment, he mentioned that he would be on site the day of install. The roof was replaced on April 23rd. No on-site manager ever came on site, the lead guy of the work crew was not an effective communicator. We engage beyond the one time he asked for an extension cord. I called POWER and left a message with Chris Pierson that same day after the crew left to express my dissatisfaction with the roof over the garage. POWER came out to inspect/QA the project at completion (the roof) on April 25th, I believe his name was Zach. We pointed out the concaved roof on the garage. He stated that portion may be a structural issue and Power could not address that. I asked him how much would it cost to replace it? He thought about it for a minute or so, then stated it could be replaced, but it would be “redo” and he quoted us a price of approx. $8900. He proceeded to say that he could knock it down to about $7800 if we added an additional project to replace the house trim. This is when he mentioned that they have company meetings on Tuesdays in the morning and he was sure this project would be discussed. He acknowledged that POWER’s communication could have been better (better details in the project notes). We waited few days thinking that someone from POWER would reach out and when that didn’t happen, we called Chris Pierson (the POWER sales guy) on April 28th. During this call, Chris scheduled another QA/follow up appointment for May 9th at 10:00am; he said Dylan, a service manager would come out. On May 9th no one showed up. About 10:20am, we called POWER only to find out that we did not have an appointment for that day. We were not the appointment list. We then rescheduled for 10am the next day, not even 10 minutes later POWER called back to inform us that unfortunately they were not going to be able to make it because of some staff meeting. I recall asking “is the meeting all day”. That’s when we were told that the next available date was June 16th; feeling like we had no choice we accepted the June 16th date at 6pm to allow both of us to be present for the meeting. Upset and feeling like we were about to get the runaround, we placed a call to GreenSky (financing team) to inform them of the matter since loan was activated and payments would begin soon. After sharing the situation with the GreenSky rep, she took notes, and we submitted a complaint because again we felt like we were about to get the run around. On June 12th, we had a call with the assigned GreenSky caseworker. He advised that we should continue to try and resolve the matter with POWER. On June 16th around 1:50pm, I received an apologetic call from Terry, apologizing for being late, that his prior appointment ran over, he was out in the sticks and phone reception was not all that great. I mentioned that our appointment wasn’t until 6pm as so my husband could be home. I was told that I must be mistaken because they don’t make appointments after 6pm, his latest appointment would be around 4:00pm. He said that my husband really didn’t need to present, it would be a quick look and since he was in the area. He asked for a summary of the situation; I gave him the run down. He asked if I could send him a few pictures, which I texted him a few of the garage roof. He said he got the jest of it. He apologized and asked what could they do… we said that we would be open to a knocking something off the price or repairing the area. He said let me call my office. He called us back to say that someone from senior management would be calling us to try and resolve this that evening of June 16th, but still haven’t heard from him or POWER."

"I couldn't have been more pleased with Charm City Roofing. Home repairs, especially roof repairs were something I dreaded to think about. My experience with Charm City Roofing changed all of that. Starting with my point of contact Mac who did a WONDERFUL job explaining the process and providing a comprehensive step by step of how the installation of my replacement roof would be completed. My home currently has solar panels which needed to be removed before the installation of the new roof could begin, due to the slow response from the solar company this took over 4 months! Dispite this headache, while waiting for the removal the Charm City Roofing Team checked in with me periodically, maintained my tentative install date and continually assured me they would get the job done. The roof was completed as promised and I couldn't be more happy, the installers showed up on time! roof was completed in one business day! (Again as promised) Yard was cleaned up Completely of every material."

"It was fine. They should read the fine print. The work that they did was fine. I would give their work a 10. There wasn't a lot of mulch or anything. The new bed didn't have a lot of mulch. My husband was disappointed with that. Price was good."

"I hired Walter Howard to renovate the master bathroom.  He was professional in every respect from the initial estimate to final completion of the job.   The job required removal and replacement of shower, toilet, sink, cabinets, and all fixtures; installation on new lighting, ceiling fan, new GFCI, tile floor and trim and new paint.  He and his team arrived promptly, did their work in a competent and confident manner and ensured the job site was clean before they left for the day.  He completed the job on-time and on budget, and my wife is delighted with the results.  I was so pleased with the work he did on this project, that I hired him to do our hall bathroom.  If you are looking for an experienced, reliable and high quality contractor, I strongly recommend Walter's Home Improvement.  His prices are reasonable and the work is first rate.

They made adjustments for small space misalignments that had not been foreseen, followed through on punch list items and kept costs within the exact range of original quotes. They made sure that I was happy with their work, and I was very pleased!"

"Excellent! Very fast and extremely Knowledgeable-I really like the fact that they focus only on roofing and they just they didn’t just come out and inspect the air my roof water was leaking inside the interior they went inside to actually see the water stain to see exactly what needs to be repaired. Most importantly they focused on repairing the area requested versus other companies who oppression me to replace the entire roof Versus focusing on the area with the issue"

"I called Garner to see if they could do the work. They looked at the window boxes, provided recommendations that it be covered with pvc that would last a long time, not need painting and could be sealed better than aluminum. They provided a qoute, along with the stipulation that rotten wood exposed when it was uncovered would be extra to replace. Their was a lot of detailed cutting of the pvc boards to rebuild the boxes. Some of the wood underneath did need to be replaced. The work they did was fantastic. The had to work around some weather issues, but it was completed quickly and we now have the best-looking window boxes in the neighborhood. I would highly recommend Garner Roofing for roof work or replacing other trim on a house. Work and professionalism are high quality. They kept in touch with us throughout."

FAQs for natural slate roofing installation and replacement projects in Maryland-line, MD

A slate roof features thin tiles of natural stone installed over a solid deck and underlayment. Formed under intense heat and pressure, slate is exceptionally durable and delivers a distinctive, high-end look. Because the material weighs far more than asphalt, most homes need added structural support before installation.

While upfront costs are higher and routine inspections are a must, many homeowners choose slate for its unmatched longevity and curb appeal.

Slate stands out for its 50- to 200-year life span, low maintenance, and classic aesthetic. It’s fire-resistant, energy-efficient, and often boosts resale value.

On the flip side, slate runs far more per square foot than asphalt, weighs up to four times as much, and demands a contractor who specializes in the material. Tiles can crack on impact, and repairs cost more because the work is slow and precise. If your budget and structure can handle it, slate delivers top-tier performance for generations.

Natural and synthetic slate aim for a premium, stone-like appearance, whereas asphalt focuses on affordability. Real slate runs $10 to $30 per square foot installed and lasts up to 200 years; synthetic slate costs $10 to $15 and tops out at 50 to 100 years.

Standard asphalt averages $3 to $8 per square foot and needs replacement every 20 to 30 years. If you want the slate look without the full price tag—or extra roof weight—synthetic is a solid middle ground.

With routine inspections and prompt repairs, a natural slate roof can last well beyond 100 years; some hard-slate installations reach the 200-year mark. Soft slate falls in the 50- to 125-year range, and synthetic products last 50 to 100 years.

Remember, flashing, fasteners, and the underlying structure may need attention sooner than the stone itself. Severe hail or fallen limbs can also shorten life span, so schedule periodic checkups with a slate-qualified roofer.

If you plan to stay in your home long term—or want a standout selling point—slate delivers strong value. Although installation costs are high, owners often recoup 60% to 70% at resale and enjoy lower replacement cycles than asphalt. The stone’s durability, energy efficiency, and timeless curb appeal also appeal to eco-conscious buyers because fewer roofs end up in landfills. Just be sure your framing can handle the weight and that you budget for occasional specialty repairs.

Skip the DIY climb if you have a slate roof. Slate may be tough against the weather, but a single misplaced step can crack a tile and create a leak path. The surface also turns slick when wet, upping the risk of injury. Professional crews use staging and hook ladders that spread weight across multiple slates, protecting both the roof and the worker. To inspect or repair slate, call a roofer who specializes in the material.
