"I needed my plumbing wall insulated before temperatures dropped below freezing. Jake with Mallard General Contracting was very responsive on getting me a quote, communicating through the construction process, and performing the work within the construction schedule. Will without a doubt be using them on future projects. "

"Workers on time. Did not finish first day due to rain second day they did not arrive until late after another job to seamed hurried. They were careful not to cause a mass inside but I had a day's cleanup in the basement. Works pleasant."

"Great experience overall! I do a lot of research before doing anything and so ask a lot of questions and take a long time deciding things. This was NEVER a problem with Leslie. She was always happy to help, left me alone to look, answer questions and give good suggestions. Once I finally decided on some countertop, I was on the list for installation. Guys who showed up to install were quick and efficient. Unfortunately, the countertop had been sized incorrectly or a number transposed so the countertop had to be redone. This was not really a problem to me because the kitchen was progressing fine. However GJ insisted on giving me a discount on the re-install even though they were the ones that lost money. Thank you for that kindness! Great experience working with GJ on everything too. Once installed, my kitchen counter was and is beautiful! Perfectly matching the custom cabinets put in by Mike Sizemore, who was recommended by Counter Culture and who I also highly recommend. Overall A++ to all. In essense, I got an entire kitchen designed and installed for the price of materials and labor. Love my kitchen two years on. Ditto my bathroom!"

"Gary showed up when he said he would and worked very hard each day until the job was finished as quoted. All scrap material was taken away each day and site was left cleaner than when he arrived.  This house was a Victorian built in 1929 and he built the porch as if it looked when built and we could not be more pleased.  Work was outstanding and we recommend him to everyone who ask who did the work. <br />"

"Tony came recommended by my neighbor. I saw his work and I was impressed, clean lines, creative ideas, no mess left behind, great rates, and best of all patient. I have my house on the market and I needed his expertise to pain my foyer which included 2 floors, up the stairs, and the wall going down the stairs to the basement. I was surprised by his quote since it would be a tricky job due to the height and stairs. He accomplished it in 2 days as he promised. He did it himself, as he said. I work from home and he was super respectful and quiet as he worked diligently. He even made an executive decision on one part of the job which I completely agreed to. He is a true professional. I learned Tony also does dry-wall, exterior painting, and other handyman work. He is a bit of jack of all trades."

FAQs for basement remodeling projects in Metropolis, IL

Finishing a basement turns unused square footage into livable space and returns up to 70% of what you spend when you sell your home. Beyond that resale boost, you gain a playroom, home office, or guest suite you can start enjoying right away. That mix of daily comfort and solid return on investment (ROI) makes basement finishing one of the smartest upgrades you can tackle.

In some parts of the country—especially lots on swamps, high water tables, or other wetlands—local codes prohibit basements. Saturated soil puts constant pressure on foundation walls and lets water seep in faster than any sump pump can handle.

If your property sits on waterlogged ground, building on a slab or crawl space is often safer, more affordable, and code-compliant.

Most basements wrap up in four to eight weeks. Framing takes three to five days, with electrical and plumbing rough-ins following over the next week. Add five days for drywall, two to three for flooring, and another week for paint, trim, and punch-list items.

Delays can happen if materials run late or your contractor’s calendar is packed, so build in a little cushion when you plan.

Whether a finished basement counts toward your home’s official square footage depends on local rules. Many areas only include below-grade space if it has code-approved egress, fully finished walls, ceilings, and floors, plus consistent heating.

Check with your local assessor or building department before you start; meeting those standards can affect taxes, appraisals, and resale value.

Building codes require a checklist: dedicated heat and electrical service, a code-approved stairway, and at least one egress window or exterior door. Walls, ceilings, and floors must be fully finished and meet insulation, ventilation, and fire-separation standards. If you add a bedroom, you’ll also need a closet, proper clearances, and safe exits. If you change the layout later, be ready to update the space so every new room still meets today’s code.
