"Work took 1 day, but floors remained wet, sticky, streaky, and discolored for weeks, requiring a return visit and never fully curing as promised. I hired this provider to lightly sand and restore specialty DuChâteau Terra Collection Panga European ash hardwood floors (wire-brushed) using an oil finish, as clearly stated in the written contract and text messages. Preserving the original wire-brushed texture was a key requirement. After completion, the floors immediately showed serious issues: they remained sticky for an extended period, scuffed extremely easily, transferred pigment onto socks and clothing, and significant lost color within weeks. I later learned the contractor applied a wax-based finish instead of the agreed oil finish rubio monocoat, without my consent. In addition, stain was splashed onto baseboards and kitchen cabinetry, which were not properly masked or protected during the work and are now visibly marked. When I raised concerns, the contractor provided inconsistent explanations (including stating oil finishes are illegal in California), blamed the dark color choice, and offered conflicting resolutions first stating he would fix the issue at no cost, then requesting additional payment, and later offering a refund only if I signed a release of liability. Multiple independent flooring professionals have since confirmed the wax application was inappropriate for this flooring and that remediation now requires aggressive sanding, with a high risk of permanent loss of the wire-brushed texture. Several companies initially declined the job due to wax contamination. Only half of the home was refinished, creating a risk that the repaired flooring may never match the untouched original floors. I attempted to resolve this directly and professionally, but due to the extent of damage and lack of trust, I filed a formal complaint with the California Contractors State License Board (CSLB). "

"I am grateful for Scott Schneider of Olde Tyme Floor Company for solving a mystery! I have just had engineered wood flooring installed in my home, (by a general contractor, not a specialized flooring contractor like Scott - mistake #1!) and couldn't understand why I didn't like the finished result!!! So I reached out to Olde Tyme to refinish my BRAND NEW FLOORS (I know - crazy!) Scott immediately diagnosed the problem and, thankfully, it was fixable! - The installer that I used (not Scott) didn't properly clean up after installation, which left a very visible and unsightly gluey "haze" - a film over the entire project, which wouldn't come off with regular wood-floor cleaner. There were even foot prints (presumably glue) from the installers' shoes! Scott very kindly, on his off hours, detailed the steps I needed to take to fix the problem - namely, insisting that the original installer return and properly clean the entire floor. ***I would absolutely hire Olde Tyme Floor Co.to install any future floors. Scott is solid and above board (no pun intended) is really communicative and personable and really knows his business! Oh, how I wish I used Olde Tyme Floor Co.!!! Thanks, Scott! ~Wren~ Karen Biers WrenSong Music [*** Link removed ***] (310) 909-3674"

"During the high winds last year, a tree fell and took out an entire section of wood fence in my backyard. Wesley came over and cut up the fallen tree and removed it from my yard. He then repaired the fence perfectly. "

Customers say: True professional

"BEAUTIFUL WORKMANSHIP!! I had several contractors tell me these 100 year old wood floors could not be restored, and the only option would be to cover them up, which would have cost thousands more. In two and a half days Javier, and his crew completely restored the hardwood floors in 2 bedrooms, living room, dining room and den. They look brand new and I could not be happier. Javier, I'm looking forward to the new kitchen and laundry room flooring when you're available!"

FAQs for wood flooring refinish projects in Mission Hills, CA

The hardest wood floor finish is aluminum oxide, but it only comes on prefinished boards. If you want something durable you can add after installation, acid-cured is your best bet. The key to the longevity of any type of wood floor is a maintenance coat when a traffic pattern begins to show in high traffic areas.

Moisture-cured urethane is the most durable finish for homes with pets. However, It contains a lot of (VOCs) that can aggravate pets and people, especially at first. If you’re looking for a low-VOC alternative, water-based polyurethane is your best bet.

Bona sells several highly-rated polyurethane hardwood floor finish products, typically through small, local distributors. Brands like DuraSeal or Minwax also rank well for durability and ease of application. They are available at businesses such as Walmart and Amazon.

You have to seal unfinished hardwood floors to protect them from scratches and stains. The frequency depends on the type, but in general it’s ideal to refinish them between four and six times in their lifetime. This comes out to about every seven to 10 years.

Refinishing hardwood floors costs $1,100 to $2,400.

Wood stain adds a color to the surface. A finish adds a level of shine (e.g. matte, low-gloss, high-gloss) and seals the grain to protect against damage. Some companies, such as Minwax, offer products that do both at once.
