"Blake was very professional and took time to explain the tests and inspections he performed and answer all the questions we had. He was able to identify and explain where the musty smell was coming from and offered a number of solutions. He did not push expensive mold remediation which was not necessary. "Ted from Biotek noted that since I had already done some home project work, the fix needed was actually something I could do myself. He gave great feedback on the root problem for moisture continuing to build up was the lack of a hose feeding to a vent from the bathroom fan, and that a simple dryer hose running to an existing vent exit in the attic would help on that front. He then gave steps on using a vinegar solution, elbow grease, and letting the area dry for several days (avoid that shower) after killing the existing mold, before applying a layer of mold sealing primer (like Killz). He saved me at least $2500 compared to some quotes I'd received to take care of the problem."

"The inspection was ok. Nothing exceptional to mention though having infrared check (no pic provided though of IR) was bonus and report delivery was quick. I made cash deal so price was competent and had termite inspection included in it. The termite was complete waste of money . Nothing much was looked up as crawl space have some area with water in it . I felt this whole inspection got rushed though it should be 4+ hr to cover this kind of property (he was probably there for no longer than 3.5 hr). I was not present when crawlspace was 'inspected' . I got couple of pic and some evidence of water standing but this inspector apparently didn't even capture very visible black mold which I found out when I had a separate contractor came to check crawl space . What was even more interesting is that seller used this same company (as they do GC, repair work) to fixed 'issues mentioned in report'. Usually it's not common as it could be seen as conflict of interest if I would 've decide to reinspect thru this company. The roof dip was missed and I had to point it during inspection. I brought separate roof contractor to evaluate in detail and decided to drop contract afterward. I chose not to use this company for my next property in contract though your experience could be YMMV."
