Customers say: Quality work

"If you want to work with someone condescending, rude, confrontational, unprofessional, and whose contractors workmanship is probably the worst I have ever encountered in my 30 years of working with contractors, THIS IS YOUR GUY. I can ramble on about the false promises, the horrible workmanship, the constant delays, the lack of communication, the rude and confrontational text messages. I guarantee Mr. Shank will in fact respond to this review and try to flip the script and blame it all on me somehow. He talks very poorly about all his customers well at least the ones he doesn't like. Not sure what that is based on although I do have some idea what is based on. But he never made anything explicit, so I can't make accusations that he is a racist. So I am definitely not saying he is a racist because he didn't do anything racist. But if he was a racist it would explain why he didn't give two poops about doing good work for multiple projects I provided him. I also have multiple properties and was hoping to make Mr. Shank a lifelong contractor. In a nutshell, he has done 2 projects for me at 2 properties. One was installing a threshold for a glass enclosed shower stall. His crappy sub contractor (they are not employees) despite him saying they are employees, did not install any grouting on the threshold. Fast forward 1 year, and mold is popping up all around the threshold. Rather than dealing with this individual, I hired another contractor to fix up his mess. Second job, and my second mistake, I hired him for a full scale home renovation for around 50K. That project was an absolute disaster. He took 3 months to do what he promised to me verbally would be a 3 week job. I don't really want to spend 1 hour writing down all the crap he did wrong. I'll try so sum up the highlights. Ripped out old flooring, promised to make new flooring level after installing new concrete by using lasers. New flooring is totally not level and as bumpy as walking on your local trail. The shoe moldings around the flooring look like a child installed them. I had to argue with him to get him to regrout the bathroom which was in his contract in the first place. I can go on and on. For sure if you are someone that Mr. Shank likes and match his criteria of what he likes, whatever that could be I have no idea definitely not race related. He may do a great job for you and that may explain the great reviews. I myself had a horrible experience with Mr. Shank and his group of sub contractors who just plain do terrible work. Ignore my review or take it seriously, frankly this guy will keep getting business cause he's a great salesman. Even has a LinkedIN profile to show how professional he is. Epic scammer and fraud. Stay away."

"We have used The Maids for a few years now and are very satisfied with their work. We have the "Red Team" with Silvia as Team Leader. Silvia is friendly and all business who never fails to ask if I want "anything special?" They do a great job and are consistent. We have had other cleaning services in years past who were a disaster, leaving damage behind. Not The Maids. The quality of their work speaks for itself. I am a very happy customer and will be using their services for years to come. They are also reasonably priced."

"Ali Rajabi, the owner of S&S Ceramic Tile, is as good as it gets as a tile craftsman and business owner! Ali completed two tile jobs at our house. The first involved removing the existing tiles from around a tub and retiling the surface using marble tiles with a mosaic accent row. The other job involved removing existing flooring from a small bathroom and retiling it using ceramic tiles. His work is outstanding, and he pays attention to even the smallest details to make sure each tile cut is exact and perfect. What you see is what you get with Ali. You don't get a person who has a large corporation behind him, looking to secure the next job. What you will get is a talented craftsman who is honest, professional, creative, hardworking, meticulous, and, most importantly, a man of high integrity. Ali does all of the tile work himself, and if other skilled professionals are needed, such as a plumber, he coordinated those services. The plumber he brought in to replace the 55-year-old hot, and cold faucets for the tub with a single handle was also top-notch. Ali genuinely has the customer's best interest in mind, both financially and stylistically. He looks for ways to save the customer money while achieving the best design options for your interest."

FAQs for tile, stone, marble clean, grout, polish and maintain service projects in Mount Vernon, VA

Sealing grout delivers excellent value by creating a moisture barrier that prevents water penetration, staining, and deterioration. Unsealed grout becomes a magnet for dirt and moisture, which can lead to discoloration, mold growth, and eventual breakdown of the grout structure. Regular sealing maintenance creates a protective barrier that not only preserves your tile's appearance but also simplifies routine cleaning and extends the overall lifespan of your installation.

When combining professional grout cleaning with sealing services, expect to pay between $3 and $4 per square foot for challenging surfaces like natural stone or heavily soiled areas. This comprehensive approach ensures your grout is thoroughly cleaned before sealer application, maximizing the effectiveness and longevity of the treatment. The cleaning process removes embedded dirt and contaminants that might otherwise become sealed into the grout, providing superior long-term results.

Certain grout formulations, particularly epoxy-based products, come with built-in moisture resistance that eliminates the need for additional sealing. These specialized grouts naturally repel water and resist staining without supplemental treatment.

Additionally, if your existing grout still demonstrates good water-beading properties from previous sealing, immediate reapplication may be unnecessary. Professional contractors evaluate your specific grout type, condition, and location before making recommendations about sealing requirements.

An average DIY grout sealing project for a 160-square-foot area requires about three hours, though this timeline can extend significantly for first-time applicators or challenging spaces. Professional contractors can complete the same area in two to five hours, depending on project complexity and required preparation. The experience gap often shows in application consistency and efficiency, with professionals delivering more uniform coverage in less time than most homeowners can achieve, especially on initial attempts.
