"The Seatown team did a great job. I got quotes from 3 different recommended plumbing services, but the Seatown guys were the only ones who recognized we would need to upgrade our gas meter. They did a great job explaining how to get this scheduled with PSE. The estimate Seatown gave was on par with some of the other plumbers, so we went with them. They sent 2 service people to come and install the tankless and the guys were just excellent. I expressed concern about mounting the water heater on the beams in our basement because Our house is so old, so they came up with a better solution. They built a small wall frame to mount the water heater. No extra cost. When they found there was no outlet wired near the heater they were able to get an electrician from Seatown to come out and wire one up while they worked on the water heater install. Seatown aldo had a good scheduling method, sent text reminders the day they were coming to do the work with a photo of the person who was coming and a short set of info about the person. It was a nice touch, and a thoughtful safety measure. They did a great job with the install which took several hours. I’d definitely hire them again."

"We had a damp crawlspace. John's installed drainage with sump pumps (lead and backup with battery backup power) and encapsulated the dirt with 20 mil plastic. They also installed PU foam around the perimeter foundation walls to complete the insulation envelope of the house and a dehumidifier top keep the crawlspace area dry. In short, this work solved the problem we had and provided the added benefits of a more energy efficient and comfortable house due to the insulation as well as better indoor air quality. The work was done in four days and at considerably less cost than a competing contractor bid to do it. Another person that we had inspecting house later looked at the crawlspace and commented, "Wow! You could do brain surgery down here." We actually wouldn't recommend that though ;)"

"After initial contact through Rick Dubrow, Shawn became the project overseer and estimator, and stayed with our project from start to finish. Sharon, our designer has the ability to listen carefully to our requirements and suggestions, and distill them into a design that worked for us. Mike, as our on-site project manager, went out of his way to ensure that the work caused us as little inconvenience as possible. And given that the work took place in three parts of the house -- master bath, kitchen, and laundry, often at the same time -- that was no mean feat. The subcontractors were obviously very carefully chosen, and they all gave us what we wanted, not what might have been easier for them. Communications via email and phone were excellent, and the final cost estimate came in very close to the actual final cost. There were no surprises. We are very happy with the results of the remodel, we have recommended A1Builders/Adaptations Design Studio to friends, and we will use them again for our next project."

"Casey first came and spent time evaluating the drainage on my property, why the garage footing was settling and looking at all options.  After confirming the necessity for the drain, he answered my questions and explained the details, i.e. where it should be located, the depth it would be at the starting point, type of drain rock and pipe needed and how connecting two gutter outlets into the drain would also solve some yard flooding.  Casey and his team of 2 installed a 100 foot yard/french drain starting on the side of the garage extending all the way through my back yard, through two fence openings and out to the back of my property.  Casey planned all the details of the project from calling to get utilities marked on the side of the garage to renting the mini excavator/other equipment, getting drain rock delivered, manpower, etc.  Casey and team put tarps down and all the soil excavated from the drain trench was wheelbarrowed to a trailer and hauled away, so the existing yard/turf were not damaged so everything was very neat when finished.  I wanted a gravel walkway over the top of the first 50 feet of the drain, so Casey used a sod cutter to make a 3 foot wide path, covered with landscape cloth and then put gravel on top to create the walkway; the rest of the drain was covered with cloth and then the original sod was laid back down.  We haven't had a lot of rain, but all seems to be draining well and after watering, the sod has grown back over where the drain was installed so the back yard looks great!  Installation of this drain was a three day job - Casey and his team worked really hard, did a great job, and were very neat and professional.  Casey also fixed the gate door to my back fence and rerouted my front gutter to drain better! <br />"

"The Classic team was a pleasure to deal with from start to finish. We worked with them on a handful of projects as part of our renovation. Work was done over the span of a couple months but each crew was professional and did an outstanding job. The drainage system has worked like a charm and the crawlspace has remained dry ever since despite record rainfall. Awesome work all around."

"Our garage sits at the bottom of grade, and water would come in the garage during a heavy rain.  The old drainage system no longer worked, and there was no way to dig a new drain.  So Pete drilled a four inch tunnel under the the house into the back yard. Then he pulled a 4 inch continuous plastic pipe through the tunnel!  Amazing to see.  I suspect it took more time and material than he planned, but he did not complain or raise the price.  Considering the equipment he brought, the price seemed more than reasonable. <br />"

FAQs for basement drainage channels installation projects in Mount Vernon, WA

Expect a well-built French drain to last 30 to 40 years. By channeling both surface- and ground-water away from your foundation, the system relieves hydrostatic pressure and helps prevent costly structural damage. Choose a pipe with a quality cloth filter to keep sediment out and extend the drain’s life. A quick annual inspection and routine cleanouts will keep water flowing freely, ensuring the system continues to protect your home for years to come.

Most French drains sit two feet below grade, but depth ultimately depends on the problem you’re solving. For puddling rainwater or snowmelt, a shallow curtain drain at lawn level often does the trick. To handle rising groundwater, pros dig deeper, down to the footing, and run the pipe beneath the basement slab. A drainage contractor will determine the optimal depth for your specific soil conditions and water issues.

A properly installed interior French drain captures water at the slab, channels it to a sump pit, and directs it safely outside, preventing basement floods before they occur. Because the pipe sits just under the floor edge, a plumber can reach it easily for cleaning or repairs. Pairing the drain with a reliable sump pump gives you the best long-term protection.

Hire a contractor who installs drainage systems every day—typically a foundation specialist, drainage contractor, experienced landscaper, or plumber with waterproofing experience. These pros understand slope, soil, and local codes, and they have the equipment to trench safely around utilities. Ask for references and photos of recent jobs to be sure they can design a system that keeps water off your foundation for decades.

Once the drain is in, patch the yard by reseeding bare spots or replacing plants the crew removed. Inside, look for ways to add value—finishing the basement or upgrading interior waterproofing while the space is open often costs less now than later. Schedule a quick annual checkup to flush sediment and confirm the pipe and sump pump are clear. Consistent maintenance ensures the drain functions properly and protects your investment.

Most policies don’t cover the cost of repairing a French drain itself, but they may provide coverage for water damage if the system fails. Coverage varies by insurer, so be sure to read the fine print or contact your agent before any issues arise. If you live in a high-risk flood zone, consider a separate flood policy to close the gap. Knowing your coverage in advance helps you budget for repairs and avoid unexpected costs.
