"Our new sunroom is impressive, beautiful craftsmanship, amazing attention to detail, replacing an old sunroom. All the windows were wiped clean before they left as well as the ceiling. The windows slide effortlessly. We had a gutter issue and they came up with a creative idea to manage the water. Our neighbors are stopping to see it. We chose the windows floor to ceiling and you can see the ornamental grass through it, a beautiful look. The installers were friendly and easy to talk with. We love it! Highly recommended! A++"

"I'm very pleased with Ted Naydan. He explained/showed me his credentials/license before starting. He took the time to show me all information from start to finish. I went to Patio Enclosures and Ted gave me a tour of the Sun-Rooms & the place of business at Patio Enclosures. He worked with me on a budget that I could afford on getting my room. I would most recommend him as first choice if anyone is seeking to have an add on to their home."

"Excellent service. I had a deck built. I would give FAMB a 10 if the chart would go that high. Mr Noel is a honest , hard working , Christian person. He completed the project like he said he would and did an excellent job. I will hire him again and recommend him to others."

"Positives: The design work was great. We spoke with several kitchen companies before deciding to go with VKB, and Joe, the designer we worked with, put the most effort into hearing what our goals were and creating a creative plan for us. He was knowledgeable and helpful, and had a good eye to notice things that we hadn’t considered. He also offered helpful suggestions regarding cabinets, countertops, paint colors, etc. We were happy with the finished product. Negatives: The biggest issue we encountered was a lack of communication. We discussed various issues with the designer, but these frequently were not communicated to the actual workers doing the job. For instance, when the workers showed up on the first day, they didn’t actually have the plans for what was being done with the kitchen, and we had to explain the job to them. Joe offered to add lighting inside our closet, and we contacted him and said to go ahead and do it, but that information was not communicated to the workers until it was really too late, so it was never done. Sometimes it was 48 hours before we would hear back from Joe when we contacted him with a question during the process of the remodel. Because a lot can happen in two work days, this was sometimes problematic. The second issue we encountered was that when speaking about the project beforehand, words like “plumber” and “electrician” were used, but no plumbers or electricians were actually employed; general contractors did all the work. As a result, we felt uneasy about the quality of the work that was being done. For instance, the evening after our sink was hooked up, it came disconnected while we were using it, with the result that water was spewing all over our under-sink cabinet until my husband reconnected everything properly. Additionally, the cabinet seal on our dishwasher was installed backwards so that the rubber flap was sticking out. (They fixed this upon request.) Issues like these make us feel uneasy, and we weren’t confident that the work we couldn’t see or notice right away was done right. We wish that an actual plumber had been hired to do the work, as we had expected, or at least that it had been clear up front that this would be the case. Finally, we felt that the workers who were actually doing the job were sometimes careless toward our home. For instance, they piled tools and trash on our back patio, but in the process knocked over a plant and crushed flowers in our flower bed. They got paint smudges on a wooden shelving unit in the kitchen while painting. Similarly, certain details of the job were missed until we pointed them out. The finished product came out well, but we aren’t sure it would have if we had not been carefully supervising. (For instance, they forgot to run an electrical line for the oven until we reminded them, and a different faucet than we had selected was installed. These issues were always corrected once we pointed them out, but we were surprised that mistakes like this were made.)"

"

The window replacements were done 3-4 years ago.  The windows are good quality.  The measurement of one window was not done properly and the installer did a fix by adding spray foam.  The deck was done 2 years ago.  The deck installers were fired as they made so many mistakes.  The deck install was suppose to be done in a week, it took 3 weeks.

I had a service tech com out to check a deck problem in May.  He is no longer working there and was laid off with almost all of the staff in Gaithersburg.  I called over a week ago for a service follow-up call.  The receptionist in Baltimore answered the phone, as there is no one in Gaithersburg and the phones are forwarded.  I am still waiting more than a week for a follow-up service phone call to be returned by the person who schedules service calls.   I have no idea how long it will take before someone can come to my home.  I am concerned that if I had a major problem, I would be waiting months to get a window repaired.

"When we moved into our new house we had a number of remodeling projects. Josh added on a laundry room in our kitchen and built a large walk-in storage area with shelving. He also installed more efficient lighting fixtures in the living room and storage closet. We have had many compliments on the work from friends who come into our house. Josh was trustworthy, honest, easy to communicate with about the work and punctual in completing work on time. Josh is a creative, skillful and very capable craftsman."

"It was an absolute pleasure working with everyone at American Home Contractors (AHC). I had a very customized project requiring a very specific type of siding since I live in Georgetown, DC, and we have several layers of historic oversight required prior to permit issuance. In other words, this neighborhood is extremely difficult to work in due to all the regulations required to obtain a legal permit to do any external work on these historic homes. John Roda, AHC’s Project Coordinator, was my primary contact at AHC over the many months it took me to finally obtain my permit and begin deciding on how to obtain the siding necessary to meet permit specifications. He was extremely competent and patient throughout the entire process and worked closely with me and the Historic Preservation Office contact for Georgetown to ensure that we were meeting strict product demands while also staying within my budget. So many other companies either refused to work with me or were incapable of working with me on this project due to the difficulties I encountered while navigating the permitting process alone. AHC is different. They have stamina, courage, and endurance. High-quality people + high-quality materials= high-quality job with the added bonus of a decent price for what you are getting. In the end, my home looks absolutely stunning. Even more importantly, I now have the peace of mind that my home has good quality siding and is structurally sound. AHC actually had to remove the illegal Masonite siding (has a class-action lawsuit for the damage it has caused homes in the past) that was likely installed in ~1970-1980 without the issuance of a legal permit when the old pebble dash stucco was removed. They installed some beautiful cedar siding in its place. I spent many sleepless nights worrying about the damage the Masonite might have done to the furring strips and the old 1880s substrate in the lead-up to the installation. Thankfully, all was well and the installation was extremely efficient and successful. The AHC siding installers arrived at 7 am on the day of installation and worked tirelessly until 7 pm. We initially estimated the job would take ~ three days, and they finished in only a day. Their work ethic and workmanship on the installation were truly astounding, especially in an era when simple tasks are often drawn out and good work ethic and professionalism are touted ad nauseam by companies but rarely mobilized in practice. As a first time homeowner, I have gone through a lot of mental anguish with my home’s historic idiosyncrasies, particularly when I am in the process of gathering estimates for necessary maintenance work and wait weeks or even months to hear back from companies that overcharge for low-quality materials and unenthusiastic, inefficient labor. AHC is different. I heard back with my first estimate within days (during fall 2020 with the COVID pandemic raging on), the materials were excellent, the price was fair, and John was very enthusiastic and optimistic throughout the project’s duration even despite the multiplicity of hurdles we encountered with the ever-changing demands of the historic preservation specialists. The only upside of gathering competing estimates and meeting with all those contractors I met with initially is that when I finally found a gold standard contractor (AHC), I experienced the sheer relief of having a reliable contractor for my current and future projects and to wholeheartedly recommend to friends and family. I am so grateful to everyone at AHC who worked so hard to make what really seemed impossible and out-of-reach finally materialize. If you have a tough (or simple) project that you need to be done right and are torn between companies or are just starting your search for a reliable, five-star contractor, I can highly, highly recommend AHC based on my experience with them. You will not be disappointed."

FAQs for sunroom or patio enclosure building service projects in Nottingham, MD

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
