"After the big spring rains, water began seeping into my basement at several locations. I could see tree roots encroaching on the sump pump and assumed that drain tile was clogged resulting in water pressure strong enough to seep through the joint between the foundation wall and the floor. Tim explained that tree roots should be killed off with copper sulfate and that seepage was likely the result of cracks in the foundation wall that are covered up by the drywall. He said a single leak can appear in multiple locations as it travels along the 2x4's anchored to the floor. We talked about how I could go about finding cracks. He showed me the machine he would use if I decided to have him clear out the drains and warned that the silt and debris may tear up my sump pump. His focus was on helping me understand what my options are, not selling me a service I may not need and for that I'm grateful. I will definitely call him back when the time comes. "

"We used Flo- Maxx to troubleshoot to find a leak. They found that it was our ice maker water line. The service went very well that seven days later we called about replacing our sump pump in the basement that went out."

"I first discussed this job with Patrick in October 2018 as they were out to remedy an issue with my old catch basin and I wanted to budget for the basin. I got an estimate and called in February 2019 to schedule to get the work done. Patrick was responsive to the request to schedule the work. They got all the materials upfront and I paid half at the start and the balance after the completion. It took two days to complete the job. They also added new main drain line from the basin to the house. They camera inspected the line before leaving. I also got a 10 year warranty that is transferable if I sell the home. This is the second job that Patrick worked on at my rental and I am happy with the work and cost. Also he looked at a slow draining sink for us. Patrick is very knowledgeable and reliable."

"Had to hire a second plumber to fix what the other one couldn’t. Ben came out to our house and did a fantastic job diagnosing the actual problem. He was very professional and had a lot of knowledge about plumbing even giving out tips. Fixed the main issue with the clog that I had, Ben is the man!"

"This was my first experience with J&S Plumbing, and I was very pleased. The outside discharge pipe from my basement sump pump had developed a leak and was flooding my yard. Despite the fact that the ground was saturated, they were able to dig down, find the leak, repair it, and then did a great job putting back all the mud and grass so that it is level. I will definitely call them the next time I need a plumber."

FAQs for drain clog or blockage clearing projects in Oak Brook, IL

Snaking a simple clog near a tub, toilet, or sink often takes about five minutes. Deeper blockages along the main line can stretch the job to a few hours because the pro must feed extra cable and may need a camera to confirm the pipe is clear. Either way, specialized tools help pros work quickly and keep your drains running for the long haul.

Aggressive snaking can scratch pipes, push debris deeper, or even crack older lines. That risk is low with an experienced plumber who matches the cable size to the pipe and eases the snake through bends instead of forcing it. If you’re unsure of your technique—or your pipes are already fragile—calling a licensed pro is the safest, and often cheapest, move.

Start with simple barriers: mesh screens on every tub, shower, and sink keep hair, food bits, and jewelry out of the pipes. Skip harsh chemicals; a monthly flush with hot (not boiling) water clears light buildup without damaging plastic lines. Finally, practice smart disposal—no grease, wipes, or kitty litter down the drain—and schedule routine cleanings if you have older plumbing.

Roto‑Rooter typically charges a flat $160 to $450 for standard snaking, which may include a quick sewer inspection and basic clean‑out. Exact pricing depends on the clog’s location and complexity. Repairs or part replacements fall outside that flat fee, so ask for a line‑item estimate if your tech spots broken pipe sections or recommends additional work.

Most liquid cleaners rely on caustic chemicals that eat through hair and grime—but they also erode metal and even some plastics over time. Repeated use strips protective pipe coatings and can leave you with leaks or premature failures. If hot water or a plunger doesn’t help, call a plumber for mechanical removal instead of pouring more chemicals down the line.
